Help pricing j42 hull 29

The brain trust here has had solutions to many of the questions I have had about our J 42, Thylacine. I figured there is no better place to get council on pricing our boat, as we will be putting her on the market in April.  She is very simple and has no pressure water or hot water. But she does have all new (2019) standing rigging (rod), chainplates upgrade to 1/2” to fit toggles,  stern plate, total mast rebuild and paint. 2 sets of great, some excellent, sails. New Pelagic Autopilot with Lacombe and Schmitt 50 ram. Carbon fiber hard dodger. Monitor wind vane with Emrud. New awlgrip on hull 2019. New cushions. Cabin sole redone 2022. All new hatch lids. New maxwell 2500 windlass and 300 ‘ 5/16 g7 chain. Yanmar 3jhte is in excellent condition with spare everything for cruising. So to cut it short, the boat is totally ready to go offshore but has little in the way of fancy do-dads. The electronics are simple; solar, chart plotter, ais, radar depth, iridium go for grib downloads and coms SEA ssb, vhf. We have lived on and cruised the boat since 2017 and she has been a blast and probably the best cruising platform for us but my wife has purchased a house in Maine and we will not have the time to use the boat that she deserves, hence we are selling. The boat is in La Paz, Mexico. Thanks for any council you folks can give in advance. We will be listing with a US brokerage here to manage the sale- but I am more inclined to believe this group on the value of the boat.

The best advice I can give, is spend a winter in Maine before selling any boat in Mexico…

That's always going to be a tough one. Have you spoken with any brokers to try to get recent sales?  I believe they do have access to sold prices.

Yup, I have, but the last couple 42s sold for over 200k. They were also really nice.  One in Rhode Island was totally immaculate with all new everything, including a new keel. Our boat is nice but not like that. I got an appraised value of 180k from a well respected West Coast surveyor so I was guessing I would list her around there. Honestly I  just was not sure?

To me, not having a lot of gee-gaws is a feature, not a bug. I like light boats. 

Not sure what you mean by "2 sets of sails." Do you mean two mains, and two 100% jibs? Or, something else?

For a boat in La Paz, $180k sounds about right, or even a little high. But, I believe you could probably get more in the Bay Area or Seattle, perhaps around $200k or even a little more.

The market is very hot on the west coast right now --- for similar sized and vintage boats, there are only 20 for sale on the entire coast, and most of those are inferior boats. The closest comp I can find is a 2003 Sabre 426 in Seattle that's listed for $280k. They are very similar in performance and build quality.

Thanks Tom, that really helps. I got some council from friends and fellow boat nerds that La Paz was a reasonable place to sell, so I really appreciate your insight on that. I am totally open to delivering the boat North, I would just rather hang out in Mexico while I wait for her to find a new home. And I guess I would be willing to take a hit on the price for that.
2 sets of sails means 2 good mains, 2 #3s and 1 good #2  with a myriad of other kites, staysails, and code zeroes.
I too like a light boat.

Hi Noah, two-time owner here. I bought #19 in 2004 and sold her in 2012 after two Newport-Bermuda Races (NBR) and two return trips, and her owners are here on the forum. And I just bought #63 last year, which is 5 years younger and set up for cruising. I think the J/42 is the best sailing yacht in her class, and here are my thoughts on yours:

 

·      Rigging, awlgrip, cushions, cabin sole, hatch lids, windlass are great but are given maintenance/replacements on that vintage

·      Many extra old sails are not worth anything except to make Sea Bags. 1-2 spares are good to have though

·      New autopilot and Monitor wind vane are big plus

·      Carbon fiber hard dodger could be a plus depending on buyer

·      Engine in excellent condition with spares is a given

·      Totally ready to go offshore is a big plus, given the interest in offshore races like the NBR and Transpac

·      Electronics sound good as long as everything works together

·      No pressure water or hot water is a minus that could be remedied

·      Selling in La Paz, Mexico could really limit your pool of buyers

 

You didn’t mention a few other key gear items, which is great if you have them but be prepared to discount if you don’t:

Batteries: 300+ aH and not too old

Life raft

Dinghy/engine

Watermaker

Canvas in good shape

Deep draft

Herreshoff vs. cherry interior

Storm sails

Running rigging upgrades

Folding prop

Rudder bearing good or redone

 

You may need to temper your expectations to the $150-175k range. The recent ones that sold for over $200k were boats that raced the NBR every two years (and even transatlantic) and were maintained with generous budgets at top yards in ME and RI.  

 

I’m also basing my opinion on the couple who have Sailing Project Atticus on YouTube who bought my friend’s 1997 Pacific Seacraft 40. They paid a bit over $200k and are doing a minor refit, replacing battery system with lithium, new sails and rigging and adding dodger, bimini, solar and dinghy davits. They obviously do not value light weight since the boat is a tank, but they should be safe offshore.

Robert, this is extremely helpful. Thank you so much for taking the time to think this out and write down your thoughts. I believe your insights are totally correct about the boat value. The sails are actually all pretty nice, just one cruising set and one racing. We are including a dinghy but it is nothing special, an older Achilles with 2 hp. The canvas was all redone in 2019. And no water maker. Only 275 ah in batteries, but brand new. Yes there is a 6 person life raft that I am doing the tri-anual service on in LA next week. Thylacine has the cherry interior. All that said, I believe that I should probably start listing her around 170k and expect quite a bit of haggling (which is great, that is how I buy boats too)from what I am hearing from this forum. This has been a huge help as I would like to price the boat appropriately so she actually sells but not underprice her.   I have no illusions that she is anywhere near as Cherry as the 2 boats that sold for over 200k.  And yes, I agree that these boats are great sailing boats. I was surfing to 10 knots with a number 3 in extremely comfortable conditions earlier this week. Thanks again for sharing your thoughts.

Don't have a 42, but will chime in with my 2 cents.

Mexico may be a tough locale. Consider moving to California (may not be possible).

There is a small segment of the market willing to pay for an unmolelsted light weight offshore ready cruiser. Don't under estimate that.

All the upgrades are big money. For example, a carbon hard dodger is on our to do list and not pocket change. An average broker may not recognize details like this.

As a friend of mine who restores boats as a business puts it, "Here's my basic business proposition: You buy a boat for $100k. We put another $100k into it. When we're all done, it'll be worth $100k."

Thanks for your insight. I guess we will see if Mexico is a no go. I am open to moving the boat if it is a deal breaker.  I appreciate the Council and I am taking everything from this thread into consideration.
