Plumber needed in Lago Vista

I have a leak I can't find.  Looking for a plumber, preferably licenced, that has the machine that can look thru walls to find this leak.  I have scheduled 3 plumbers in the last 3 weeks and all have been a no show.  Looking for a plumber that will work with me and my tenants and show up!  Way past dire need.

Probably the best bet would be to call one that specializes in leak finding.   Which will likely be a larger operation and not inexpensive.     Most smaller less expensive plumbers don’t want to mess with stuff like this so you will need somebody a little more specialized.

You are not being spammed that I can see. The [InvestorUnderground] email group is for requesting & providing help & information. ...Which is what Agnes and Brain are attempting to do. 

In my mind, "spam" is more like automated emails sent out to everyone in an effort to hook customers. All the investor underground emails are specific people with specific needs who are looking for help or to help other members of the group.

I'm sure Dan will be happy to take you off the [InvestorUnderground] email distribution if this is not something you want to participate in.

Here is my past experience, hope it will help you to locate the leak. 

Normally, when incoming fresh water pipe leak, water comes out fast and you will be able to find it follow the leaking water. I assume this is not your case. 

I had a couple tricky ones, please see any matches what you seen.  1) first floor ceiling leak. See if it is near a second floor toilet. If it is the case, replace the max ring of second floor toilet. 2) very slow leak or just damp or base board growing mold. This can be a nail into the drain line. It happened to me when a nail was put in the washer/dryer drain pipe 7, 8 years ago by the builder and nail starts rust away. I recommend to locate nearby drain pipe and open the dry wall around it.  

I think my plumber is good, but in the toilet cutting case, I think they can handle it better.  They showed up and cut too many holes in to walls (3 holes) to see what they want to see before decide it was the toilet. they were not analyzing and measuring, they just keep cutting. As a result, the Plumbering job was quick, but the drying wall job become costly.  I recommend to do some thinking your self before the plumber show up.

I had a slab leak (and flood) in my personal home a few months after moving in.  Other plumbers with the home warranty could not find it, but cut several holes in the walls to look.  One of our RENC members recommended Mickey Womack, the Plumbinator and he found it without cutting holes or the slab. ‭(512) 786-1771
