Hi all - 

Here is the revised appraisal and the answers to our questions. I understand you are having a meeting over the weekend to discuss it among yourselves and that we'll schedule a meeting about it next week. Please find the revised appraisal, building site appraisal, and invoice attached.

Sorry that I did not get back to you about the septic system question, but this will not change the value estimate. I have corrected that report. 

The power supply may be a bit complicated. There would be an impact on value if power was not available, but I assume that you could connect to power if you wanted to for a relatively small cost vs having no way to get power cost effectively. The value of having the ability to access power from the neighboring property would be difficult to measure. Some factors to consider are whether you have a perpetual right to access the power or if it is negotiated on a short-term basis, if there a cost to access the power beyond the power company rate, and what it would cost to have power connected to the home.

2) the correction - we are on a septic system, not public sewer. Does that have an impact on the value of our home?
3) a question - would there be an impact on the value if we were completely off-grid with a generator for backup power?

Gwen,
I am confused by the appraiser’s conclusion on the off-grid nature of your site.  Are we waiting for some calculation from him as to the adjusted value?  
Also, why is the empty lot appraised at 1.76 acres?   This is clearly not reflective of the fact that we each only own (or are selling) the .28 acres under the home (or 1.4 in Cynthia and Luigi’s case - according to their tax assessments).

Hi there,

Thanks! No, we're not waiting for calculations from him. It was a hypothetical question. We are connected to the grid now and we will be connected to the grid a different way in the spring. So there is no reduction in value. He was just describing what the variables are.

I don't know why the size of the land is different. I can ask, he can correct it. It won't make a difference. In a condo, a building site is a building site, for the most part. I didn't give him that information. He probably did one of his quick laser measurements.

Hi all - 

Another thing about the appraisal for the home site - it is not required for anything. It was done as a courtesy for all of you, that's all, so you can see the value of a building site here. So getting the appraiser to answer more questions or make more revisions is just not necessary. The appraisal does acknowledge that it's a home site in a condominium development, which is the main question related to whatever land it has. Most condos don't have patches of land underneath the homes that people own, and if I were doing it again, we wouldn't either. The size of the patch is irrelevant to the value of the property.
