Hi All unit owners, 
Have a blessed day!
I experienced that the service and attitude are getting worse now in Gramercy. I’m not sure whether you have same experiences. 
When I sent email to PMO of Gramercy, no any response even passed very long time. Everyday it seems everyone is focusing on how to make money from the penalties. 
All their circulars are good for their management only instead of how to serve the unit owners and tenants there. 
What can we do now?

My sentiments exactly.
I stay at the Gramercy only from time to time usually on weekends. So far I've had no problems with access. I've seen one who was upset about her access card and learned from the concierge she's a broker who came in with a client. I think this is exactly why we are getting rid of unauthorized persons. Other brokers who have completed their documents aren't complaining, the concierge goes on to say.

I am a very disappointed unit owner and have a deep and continuing concern regarding our freedom of movement to and within the building following receipt of the new access card arrangements received today, on what basis does the board make these latest rules and regulations regarding access to our properties without consultation with ALL unit owners?
I am sick and tired of reading the draconian dribble that emanates from your legal department in the name of the corporation. It is obvious that these lawyers are employed full time (at our cost) to do nothing but over regulate what was potentially a great unit development, and I might add that enticed me to invest in it in the first place. It is now managed like a penal colony, with restricted access and fines threatened at the whim of some phantom board that is supposedly representing the unit owners. It is quite obvious that it is not, I have not been consulted.
I suggest that an urgent revision of these regulations be prepared and submitted to  ALL unit owners so that a vote on the appropriateness of each point proposed can be contested and acted upon on a majority ruling.

HI there

I am not sure what good will this email do or the feedback from the unit owners, landlord or tenants because I take this correspondence as pure bitching but nothing ever gets done.

My experience of The Gramercy is not impressive.
I am an owner from Day 1 and I find that the Gramercy although I like that they have rules and regulations in place, I find some of their fines are just nonsense.  For eg. getting a drone to scoop the balconies to find clothes hanging NOT over the balcony but just inside and lower than the balcony level - is this necessary?  Sounds more like a way of extorting funds, mafia like. Why? 
I pity my Chinese tenants who even when I don't agree that they are smoking inside my unit (when I specifically say NO SMOKING) I think i cannot put a camera and keep sending them fines.  However, I am reasonable and human so as long as they are responsible and they will fumigate the place once they vacate, I am fine.

So what next Daniel? What do you hope to achieve from this feedback.

I found your email as bitching also pointing your issues and the flaws of the Gramercy but having no solution yourself.

The owners need to get together and go over their grievances as a group and submit it to the board and demand actions if nothing is resolved you will need to take legal action if your serious about the issues you all have.

Appreciated your emails.  Maraming salamat po brother Daniel.

This communication is essential for our own good.  All these issues can be and must be resolved in the next ANNUAL MEETING.

This time, through online all of us can attend.  So walang problema sa quorum, makakaboto tayo at maiaayos ang lahat nang issues with PMO na hindi tayo sangayon.  
But prior to this meeting  suggestion lang po na sana ang Homeowners Board ay manguna sa initial meeting pero dapat attend po tayong lahat to come up together to laydown all issues and possible solutions.

I’m Mr. Oddy Pilapil. I own a unit on the 57th floor (5727). I live in London but I have a property manager who look after my unit.

 

After reading all your emails below, I found that all of our sentiments / concerns are the same.

 

On top of that, I noticed that my Meralco and water bills are extremely high even in June and this month July. My unit is totally empty and so far even if my unit is occupied, the highest water bill since from the start is Php220+ but now my unit is empty I got 500+ and 300+ bill in water. I Paid Meralco 8.2K for April and May 2020, But my bill for June is 25K. I don’t understand and when I emailed the PMO, I got no reply.

 

For us to be in the same page, I urged and invite everyone to join our Private Facebook Group named – “Gramercy Residences Unit Owners” (see profile pic below. Only unit owners will be granted to join the group. Then you can  introduce someone to represent you and join the group. At least in this way we can have a live discussion on issues regarding our unit in Gramercy in full transparency.

 

 

I look forward all of you in joining this private group, time for us to know each other better. Time for us to make our residences better and secure. Improve the services, etc.

Talking about the charges, my water bill had been low like P22/month but in 2016 It was over P5k. My unit was not occupied and all of a sudden it spiked. There was no leak or any thing. One time, on my vacation, I went to the engineering dept to get the historical data and it showed the “total usage” Was really high and no one can explain what happened.  I kept complaining each time they sent me the statement. Finally, I asked my lawyer friend to write a complaint letter  Seeing a letter from a US Atty, they dropped the case. But it took me over a year of complaining before it was resolved. 

Since then, I don’t have any issue especially that I have someone to manage it. 

I hope that management does a better job of dealing with the owners.

For our unit at 1720 our unit is under Siglo management but we are the one paying our utilities. So far we are happy with the management of Siglo. We directly deal with Meralco for the electric bills and other billls. if we have concerns we directly deal with the company concern not with PMO because this office of Gramercy is hopelesslessly unrealiable.

Praying and hoping Gramercy will see the concerns of unit owners and will improve their Service.

Anyone know a good real estate agent or agency? I am tired of the nonsense and unprofessionalism of the sales dept at Gramercy. Time to seek an alternative company to sell my unit!

Josept, bear in mind that if you don't understand why i said that then you should re-read it.
Of course  I was " bitching also pointing your issues and the flaws of the Gramercy" and that's where you don't understand.  I did not give you a solution because you have no idea who in this chatroom are filipinos residing in philippines or filipinos living abroad or just pure foreigners who purchased the gramercy to live or to rent out.   Do you know how many of these emails we all get per year ?  So we express our views and put down our challenges but from day 1, I have not seen how any petition has made any change becuase the Century people couldnt care less about our feedback.  Don't talk about legal action cos in the PHilippines, even the filipinos are trying to take advantage of each other. So how?  if you think you have a solution, resolve this - I am sure WE will all applaud you.

Dear All

Organizing a separate group to tackle Gramercy is unlikely to be in anyones interest. There is already an official Group arranged within Gramercy Condo Corp for the Homeowners. A couple of Owners take care of that to meet the legal requirement who also happen to be Century City shareholders so the effectiveness of this legal Group is a bit biased towards Century City Corp rather than the interests of the Homeowners how it should be. 
There are hardworking people in Gramercy doing a reasonable job of keeping everyone safe. I rarely get complaints from tenants. Better to call PMO rather than email. I can usually get through to Sahlee who can get things done. This is not your average building. With over 1200 units and in the middle of a very busy area it is very challenging to operate. 
Sure there is room for improvement. There always is. Sure they have too many rules and security arrangements like a prison system. I hope that Gram model themselves on how a high end condo is run rather than a penitentiary. Greenbelt Residences, Rockwell etc. With the emphasis on Property Management rather than People Management.
This is a fantastic building and the area is developing every year with better surroundings. Resident Homeowners need to get active in the Official Homeowners Group. If this was the case, and Century City saw its in good hands, this will be the path to continuous improvement. A splinter group made up of angry homeowners will only cause chaos. If there is any obstruction to Owners actively getting involved in the Homeowners Group or attending meetings, then THIS is the root of the problem and something we should all know about as owners and be active in improving.
Has anyone attended meetings in the official Group? The best thing would be for someone to explain this system and how Owners can get involved. Maybe this group could discuss the minutes of the formal meetings and establish who is going to involve in the formal meetings where the actions are decided….

The Problem with Condo Management in Philippine is that nothing is Clear and many Grey Area.

Upto now, I still have no idea what falls under the Resident’s and Century.

Like when they operate 71 Pub.
How can they block the elevator and make one exclusive as we are the one paying for the Maintenance and Upkeeps of the Facility.

Or uses Security for personal uses.
Also there are common gardens on 60+ floor which we have no access but I presume is paying for the upkeep.

This is interesting and not transparent
