Hi all, 

Has anyone had their Home Orientation done and snagging done at Emaar? I have been asked to make my final payment but I am delaying this to see if anyone else has paid and has been been through the post-payment process?

Emaar ask for additional payment as development charges for Corel tower 2

Such charges should be divided on all apartments of whole project ?

Hi,

Has anyone made full payment and recieved keys yet? I have been told that even if you get keys you still cannot move in?

Hello All,

I wanted to join this group and wish to be included in the discussion as well. I have a 2 bedroom Apartment in the Coral Tower 2. I have made all payments according to the previous Agreement where delivery was to be handed to me by June 2016. Only the final payment was left, which would be required when they hand over the keys.

Uptil last year, I had been always informed that EMAAR were not going to pay me any rent on my incomplete apartment, but that they would adjust the rent rate with the final payment. Firstly,
I wish to know if anyone has been paid rent by EMAAR for their apartments? If so, when did they start paying you rent? Month and Year?

Secondly, just like the earlier posts here, can anyone confirm they are requesting "Development Charges" separate from the Last Payment due on handing over? And what is the said amount?

Emaar has demanded an additional payment of 30-40 lakhs per three bed room apartment. No confirmed date for handing over. Some people have paid and have been handed possession.

I have 3 bed room Apartment in Coral tower 1. Emaar has paid me rent for 2017 @ 6.43 per year. For 2018 and 2019, Emaar people were saying that it will be adjusted in final payment.
Instead of increasing the rent rate for 2018 and 2019;now they have reduced it to 3.8 per anum and asking for refund of amount which they paid for 2017 at higher rate.
Moreover they are asking for "development charges " of 19 lacs.
It seems that they are paying rent from one hand and taking the amount back from other hand in the name of development charges.

How could Emaar unilaterally adjust , increase / decrease the rate of rent, without your consent adn approval.

Emaar started paying us from January 2017 after we sent them a legal notice. The payment wax at bank rate as per their email.  Effective September  2018 they stopped paying saying the amount will be adjusted  against the final payment.  Now these crooks have revised the rate to 3.5% and are demanding  a refund. My lawyer has sent them a legal notice last week.  No response from them as yet.

I have had a number of meeting with Haris. He is just an incompetent clerk with no authority. We have get together and stage a demonstration in front of their office and get the media involved. Also we have to demand a meeting with the CEO.The previous CEO made a lot of promises and commitments but could not live up to even one of them. In fact he commuted to be in writing that they will not be downward adjusting the delayed payment.

CEO Emaar will never give an appointment. He is avoiding a meeting and claims he is always busy. I suggest we all meet at Emaar office at 11am on Wednesday. I will be there .
