Painting work proposed

Dear All,
Referring to discussion during AGM dated 06.08.23, it was decided to call for quotation for painting work ( simple economic painting) of the parking area, including pillars, walls and parking roof as was suggested by Mr. Dhir Jhingran. While obtaining quotations, I had advised the bidders to include 2 entrance gates, pillars & walls & roof of parking floor, Gym room , Watchman's room and Toilet on ground floor also. 

Accordingly, 3 quotations are obtained and enclosed herewith. Quotation wise observations are as follows:
1. Painter Pramod quotation is for Rs. 1.04 Lakhs for all the aforesaid works. 
2. Painter Tanaji has quoted Rs. 1.00 Lakhs.
3. Kanhaiya Painter has quoted Rs. 0.93 Lakhs.

Today I tried to negotiate. The first  and 3rd painters have agreed to give 5% discount. The 2nd one offered 10% discount. As such the lowest budget will be Rs. 88000/-of Painter Kanaihya.  Again, i discussed with him and he further agreed to complete the work at lumpsum price of Rs. 85000/-. 

We have collected 60000/- for sinking fund for FY 23-24 and as decided in AGM, the 25000/- transfer fees (to be transfered to sinking fund)  paid by previous owner of Flat no.9 , instead is also available for painting work. As such, we need not shell out extra money for the said painting work. 

Accordingly, you all are requested to grant approval for budget of Rs. 85000/- for the proposed painting work which will require about 3 weeks' period.

Please do the needful at earliest and cooperate

Hi all,

I feel the quotation is on higher side. Also it is internal area which is not exposed to rain and sun directly we can go for Asian Paints Ace instead of Apex.

I have recently got a staircase painter with 13 Rs/Sqft.

I can get a quotation from the same painter if you want.

The managing committee conducted a meeting on 27th Oct. 23 and decided that durable and long-lasting paint be used for the proposed pait work. Mr. Jayesh Rathore has assured to consult with his known experts and suggest the paint to be used. Accordingly, fresh quotations will be called for before 10th Nov.23. 
Meanwhile, the owner of Flat no. 6, Mr. Lakhote is requested to inform us when his civil work will be completed so that the painting work will be planned accordingly. It is also observed that some old household items [not in use] are kept by a member in the Gym room. The concerned member is requested to remove these items within 2-3 weeks ahead and clear the room for painting work. During this period, Mr. Kedar Koppikar & Mr. Krishnasagar Kulkarni-both have assured to post on OLX / FLIPKART like platforms, the old Gym items to be sold as scrap. The committee also expects to dispose of these items within 2-3 weeks ahead and clear the Gym room for painting work. 
Mr. Ameer Tamboli also is requested to confirm that his internal work is over so as to avoid clashing of goods transport and painting work related movements.

Dear Members,

Wish to inform you that the flooring work of my flat no 6 is likely to be completed by 10th November, post which the job of painting can be undertaken.

Whilst on the subject, I would like to place before you certain facts / suggestions
1.  There are severe external seepages at various places in my flat no 6 (photographs enclosed). This has resulted in damaging of the existing furniture / wardrobes etc. (will arrange for a visit along with Architect)
2. The architect has advised that any new creation without repairs to the external surface / seepages would  not only lead to damaging the same at the earliest but also a waste of money and time.
3. On external observation of the building, a number of cracks are evidently seen on various parts of the building which would be impacting other members also.
4.  We all are aware that our building is 16 -17 years old. Hence the building needs timely repairs and maintenance at regular intervals to consider the longevity and the future life

In view of the above facts, suggest the painting of the entire building along with repairs of the exterior surface which will include proper sealing of all the cracks, for the benefit of all the members .

It may please be noted that painting is not for beautification of the building but an investment for maintenance and upkeep to avoid any untimely expenses. 

Sincerely and Humbly request for, at least, carrying out repairs of the exterior surface of the building which will include proper concealing of all the cracks, immediately, in case members feel otherwise about  the job of painting.

Dear Mr Lakhote,
Please obtain a letter from your Archietect to that effect stating what he has diagnosed, what all repairs are required, what time it will take etc.. a kind of inspection report and his recommendations. Also please obtain estimate from him mentioneing item wise, materials and labour charges etc. ..all details.
