At the outset, Mr. Yash Goenka
welcomed the flat owners present
and
thanked them for all their support
and co-operation at all times. He
assured
them that he had lot of concern for
all the flat owners and wished to
complete
the project at the earliest. He,
then, handed over a paper cutting
which
appeared in the Times of India on 30th
June 2014 ‘Developers
shy away from new construction
plans’. A copy of the paper cutting
is
attached herein for your ready
reference.
1)Mr.Yash
started the meeting with a brief on
the project and current status
including
the problems faced and the various
reasons for the delay. He
also told the flat owners that this
being his 1st project in Thane, he
is committed to complete this
project in spite of delays
on account of
various problems
faced by the company
from several
authorities
and/or
individuals.
2)Mr.
Yash admitted that he was
well aware of the suffering the flat
owners had
been going
through because of the delay and
will try to complete the project ASAP.
3) Mr Yash Goenka
explained
to the flat owners the main reasons
for the delay which
are enumerated here below and
the current status
of the project
a) MOEF clearance -Current status :
Resolved
b) TDR issue : Current Status :
Under discussions - This is in
regards
to the recent
discussions/notification from TMC
regarding the availability
and loading of TDR for Thane region.
c) The illegal construction within
vasant Vihar club house and issues
with
the Apex body : Current Status
resolved

Mr.Yash explained that
this
project/building is part of entire
Vasant Vihar layout and is not
treated
in isolation by TMC which causes
further delay.
5)
To get more clarity on the
reasons
for delay/legal status of the
project/Permission/CC etc, Yash has
agreed
to share with the flat owners all
the relevant documents to prove that
the project is completely legal
and that there are no
disputes
involved in this project.
6)
Mr. Yash stated
that except the recent
TDR issue from
TMC
all other issues are resolved.
7)
In case the TDR issue is not sorted
out from TMC
within
a short
span of time, Mr.
Yash has proposed
to get the partial possession till
15th Floor
for which
the following works would be done
and he would try his level best to
hand
over the possession of the flats
till the 15th floor by
March
2015.
a) He would
pump in money and start the
completion of the pending work like
tiles,
windows, Car lifts, passenger lifts
in next 15 days.
b) All the amenities, facilities as
promised at the time of
booking/mentioned
in brochure will be done/completed
before giving the partial
possession.There
will not be any compromise on any amenities
promised earlier at the
time of booking.
c) Water tank will be made on the
ground level for the residents of
partial
possession.
d) He will put up a safety net for
security of the people occupying the
premises.
e) In the next meeting
Mr.
Yash will discuss on the
requirements
on partial possession.
f) Mr.
Yash also
stated that he would try to give the
part Possession
by March/April, 2015.

He requested the flat owners above
15th
floor to wait for a months’
time whereby
he is expecting the TDR issue to be
resolved in the TMC Mahasabha
meeting
to be held on
14th July 2014. He
is very optimistic to get
positive result for
following
three reasons:
a) Almost all (big and small)
projects are affected by this
decision.
b) He expects that at least a
respite will be considered by TMC
for old
projects
where as this new rule can be made
applicable to upcoming projects.
c) With this new rule there is a
revenue loss/stoppage to TMC as
almost
all the builders have not accepted
this proposed norms.
d) He has agreed to come
back
to members with the update during
his next meeting.
9) On
being questioned about Registration
of Agreements
to be done for some
of the members till 15th
floor, Mr.
Yash
requested them
to wait till the parking
plan
is finalized.He mentioned that as
per TMC rule for such luxurious
flats,
there has to be 4 parkings
for one block. So they are
restructuring the way the agreements
be done
so that the available parking spaces
can be effectively used and it will
be a WIN-WIN situation for both
Conwood Realty and the flat
owners.He assured
that members will not have to pay
any additional registration
charges/stamp
duty etc because of this
arrangement. On the time line he
requested them
to wait for further
30-45 days for the same.
10)Mr.
Yash has also assured all the flat
owners above
the
15th floor that
he will not demand any money till
there
is clarity from TMC on the TDR issue
and the company will not demand any
payment for buyers below the 15th
floor till registration
of the flat is done.
11)Mr.
Yash has requested to nominate
members (2 to 3) and forward their
email IDs to enable
the company to send
all
the relevant documents discussed on
above points and others issues if
any.
12)He
has also requested the
flat owners to
nominate a group
of 10-12 people for interacting/corresponding
with him at any time they
so desire . He also said
that he is always accessible to
clarify any doubt,confusion or any
other
issues in the minds of the flat
owners. He repeatedly said that he
along
with the flat owners of
Conwood Enclave wants to work as a
team for the successful completion
of
the project.

On the interiors for the flats at
Conwood Enclave, Mr.
Yash has expressed
his dissatisfaction on
design/interiors of the ready sample
flat and
has invited the members to see the
sample flat in Goregaon from where
some
good ideas can be borrowed or
replicated for Conwood Enclave.
14)
He said he will be available at
Thane office on 1st of every
month,where
in the core team of Conwood Enclave
can meet him and discuss all
the issues. The next meeting is
scheduled for
1st August, 2014.
15)
At
the end, Mr.Yash
reassured the flat owners and
requested them to keep faith in
him/this
project and that he is committed to
complete this project.He is putting
in all the efforts to expedite the
project and also trying to use his
best
contacts to work in his favor to
remove the hurdles in the completion
of
the same.
16)
Finally the meeting ended with a vote
of thanks from Mr.Yash.
He profusely thanked Mr. Pinaki for
taking initiative and calling the
members
for this meeting. Lastly,
with all good intentions,
Mr.Yash repeatedly
appealed
all the the members to work as a
team in order to facilitate the
successful
completion of the project saying
that he is ready to solve any issues
arising
out in our way to make the project a
successful one.
