Hello Brynwood Owners,
I hope you will review the BOD meeting agenda. I am very concerned about the increases in expenses that this BOD is planning. Also, they are discussing making amendment to our documents which will cost a lot in legal fees to propose and then will have to be approved by majority of owners. Many owners take responsibility of taking care of most of their own property. The driveway pavers repairs looks like over $21000 to the HOA. In the past, I repaired my own driveway and I believe it is homeowner responsibility.  It appears this BOD is on a path to major increases in our HOA fees. Thanks for your interest in our community.

The driveways are done at the expense of the homeowners. We had to have our driveway pavers fixed several years ago due to roots from the big trees. I will not pay for others to have their driveways done. My home is at #12860.

We agree!
Homeowners should be responsible for their own driveways..just like our roof. HOA money should only be used to benefit the whole community.
Since we just transitioned to a new landscaping company we think the homeowners should have a chance to comment on their performance 
via a neighborhood survey.
Our biggest concern is the quarterly fees which continue to skyrocket.This BOD should adopt qualities of fairness,openness and transparency.

Wait a minute -

I’ve been here for over 8 years and was told early on when I had issues that any repairs the the driveways/walkways was my responsibility - I believe the quote was along the lines of above the ground was the association and below the ground was my problem - translation the association would pay for the root cutting along the side of my pavers but any root encroachment that caused my pavers to move was my expense.  I’ve fixed them TWICE.  Why should I have to pay additional costs for those homeowners that elected NOT to maintain their properties?  That’s not my fault or my financial responsibility.   Those are costs to be borne by the individual.  That also goes for cleaning of the pavers and roofs - some of them are disgraceful and haven’t been cleaned in years.  There needs to be a financial penalty for those homeowners that allow their property condition to drop below the norm.  I’d also rather see a plan for the correction of the erosion of the ponds - that been an issue for the last decade apparently and nothing has been done on the part of the owners to redirect water or from the association to shore up/ install erosion protection/ dredge the ponds.

I personally have no problem fixing my own driveway.  I just refuse to do it unless I am able to get rid of the problem which is the live oak which was stupidly placed 3 feet away from my drivway.  The roots have been cut away 3 or 4 times.  And the driveway repaired. 

The company that does it states they will always come back and the only way to stop it is to remove the tree.  If the board will allow that then I agree.  If the board starts with the tree belongs to the community BS and its how the original plan was 15 years ago, then the board can keep paying for the driveway repair as they have in the past.  I will pay for the tree removal...put a foxtail palm or Queen Palm or something else there and repair the drivway.  But the tree has to go.

Absolutely agree it is owners responsibility - and can guarantee you that your doing it yourself will end up being less money than having Sandcastle or BOD involved.  I have been here for 15 years and it seems that anything sandcastle or BOD involved in ends up being more expensive and ends up costing all residents additional monies which is absolutely not fair.

Absolutely - since we have no amenities other than landscaping and front gate the BOD should absolutely look at money is being spent and definitely be more transparent and remember that this is a community with many voices not just a few.

I whole heartily agree John.  Just not gonna keep repairing a driveway that constantly is being destroyed by a tree.  If its my problem....then my solution.  My solution is to remove the tree and forever solve the problem.  It will cost me to remove the tree and replace it with something that wont destroy the driveway every couple years.  Palm tree comes to mind.  Those trees should never have been placed so close to driveways in the first place.  But what does the developer care who builds and leaves.

Except the association never trimmed the roots therefore resulting in damage to driveways. So, since they never took care of their end they now have to fix that part. That’s what the expense is for, cutting the roots that were never cut. Some are quite complicated with electric and cable lines and thus expensive. Parts of the driveway half to be removed to get at the lines. As I understand it homeowners are then responsible to pay the driveway replacement/fix portion.
