Hi neighbors 
My wife and I and Jersey walk this neighborhood several times a day.
I would like to call your attention to the west side walking paths alongside Livingston.
The brush is overgrown..lots of debris is scattered around..I don’t think our very expensive landscaper has ever worked on it..now I fear Caple is going to say this is an al a carte project that we have to pay extra for.

Also, they are discussing making amendment to our documents which will cost a lot in legal fees to propose and then will have to be approved by majority of owners. Many owners take responsibility of taking care of most of their own property. The driveway pavers repairs looks like over $21000 to the HOA. In the past, I repaired my own driveway and I believe it is homeowner responsibility.  It appears this BOD is on a path to major increases in our HOA fees. Thanks for your interest in our community.

I overheard Caple talking to BOD that he was going to hard cut those areas. It should not be a ala carte item. That is what the 2 previous landscaper said it would be extra and it never got done. This should be negotiated in the contract. We never see the landscape contract so who knows.
The damage to the commons areas is a result of neglect for the last five years and then the landscape committee decided to gut all the Livingston road and put in the bland landscaping we have now. That was 46,000. There could have been a way to save a lot of existing plants and adding over a period of years. None of the landscapers or previous BOD are held accountable for costing the owners additional money . Why we ever got rid of Juarez is a mystery. Juarez always tool care of the common areas perfectly for way less money. It seems we keep paying more for landscaping and getting bad results. The new Livingston road landscaping has dead grass all over and a big area of weeds where they didn't put sod.
I brought this to the attention of the BOD, manager and Caple over a month ago and nothing has been done. It seems Caple is putting all plants that are low maintenance and he is charging top dollar.
The landscaping was so nice in Brynwood Preserve for ever and the last 5 years has been a complete downhill progression.
It looks like we are heading down the same path as the 2 previous landscapers. It's very disappointing.
Supposingly we have no money for anything else since it was all spent on the Livingston road project. If it had curb appeal like our surrounding communities I would not mind. The storage facility across the street has way more beautiful landscaping that Brynwood. Something seriously wrong with that. We have all been patient waiting for improvement but it's going on 5 years and it's better but not even close to where it should be. The decline in home values are a direct connection to poor landscaping curb appeal, filthy roofs and driveways that are coming up from roots. Overgrown plants that should have never been planted on homes that never received approval. Management, BOD and landscaper are the only ones that are responsible for this however owners also have to take proper care of there homes and stay voice there concern. I have been bringing this to thier attention for 5 years and been ignored. It's really not that complicated why this is going on is extremely fustrating. Communities all over Naples seem to don a great job so it is possible. I see them everyday.
