Hope you had nice weekends! Please see below agenda for Wednesday 6/17 meeting at 7:30pm. Feel free to reply with additional items!
  • New owner meeting Thursday 6/18 – can we get the paperwork on Wednesday when we meet?
  • Elevator repairs
  • Mice remediation status
  • Francesca violation
  • Tripiccione violation
  • BBQ rules
    • Clarify and send out
  • House Rules
    • Align pool rules with house rules and re-send out
      • Pool rules: Add that people need to close umbrellas before they leave
    • Should we also include moving, construction, etc. in the house rules?
  • Rec room ceiling
  • Concrete at main entrance
  • Balance Billing
    • PSEG – is it done?
    • National Grid – meter issues, other options?
  • Original loan transfer from Kathleen to current board member
  • Erica – 7A
    • Construction responsibility
  • Laundry
    • Can some dryers have different default times?
  • If multiple people are doing work on the weekend, do they all have to give $100 to Gil? Should confirm what the rule is.
  • Elevator pads – clean them or get new ones?
  • Water hose in garage – has it been replaced?
  • Motorcycle in spot 58
    • The motorcycle has a cover – why is that allowed?
    • The motorcycle is using an extension cord
      • Cory to talk to Gil about it to see if it should be there
    • Confirm if a car + bike in one spot is ok?
  • Asbestos removal from inside walls - who is responsible for that? Cory to ask the lawyers.
  • Camera in garage - blind spot near garbage area and Ro's spot
    • Can we rearrange the cameras for coverage or add one?

Thanks! I have some additional items / piggybacking off of some that you listed:
  • related to the violations - I wanted to throw an idea around for when we do interviews. 
    • also add a new doc to be signed with actual fine values on it so they are aware from the get-go
  • cost of adding additional cameras (not just in the garage to cover blind spots but also other areas of the building where it's not covered at all - i.e. the laundry room, library, elevator, pool, and possibly the stairwells)
  • Library update:
    • Getting a key fob for access to the library (once we have it functional for community space)
    • Come up with House Rules for the Library/Community Room - maybe something like the pool where they can only have up to 2 guests per unit and it's closed after 10pm. I'm thinking in case people are in there late so that they don't disturb Gil or the upstairs neighbor.
    • I want to order 'Property Greentree' stickers to place on the items in the library
  • Is there a reason Gil doesn't have access to the cameras? He said Kathleen took that privilege away from him. IMO, he's the eyes and ears of the building and will be the first to know if something is wrong. I feel he should have access to view them. He should NOT engage with residents, but flag things to us instead. He will be good at getting date and time stamps of incidents.
  • Have Gil do painting touchups on doors and hallways
  • In addition to the pool rule update, if it's not already there, can a sign go on the door just before entering the pool? Maybe we also put laminated notices on each table that says "Please close umbrella after use". This way it's literally in their face.
  • When I got my ESA letter, I recall it saying that it was only valid for 1 year. For those that have pets in the building, do we require them to submit updated paperwork each year? If not, we probably should if it's a NY state requirement. I have not looked into this yet but if anyone knows, let's discuss on Wednesday.
  • Is there an update on the leak in the office?
  • Sauna sinks - while it's not a priority, we should keep this on our agenda each month until we are able to get them updated.
  • When I first moved here, I remember my first or 2nd year, the board offered 'Office Hours'. Should we bring this back? Maybe every other week for 30-60 minutes held in the Rec room?
  • (The water hose in the garage has not been changed - Ray was just asking me about it this weekend)

Those are ideas also I was told by Gil that someone from the other building is parking in our garage ! Not acceptable they have the combination to garage. I can’t remember what number spot. I’ll ask Gil again.

It would be useful to get more info on that but if the 596 unit owner worked out an arrangement with someone in 570, I'm not sure we have grounds to do anything.

Let's see who's spot & unit first before we make assumptions. We can ask them if they have an arrangement. If not, then we will need to take action.
