Operational Bank Account
This week we have submitted the documents for opening a bank account for the society at HDFC Branch, Thermax Chowk, Pune. We will get the account details in a couple of days, and I will announce the preferred mode of transfers.

Society Get Together
I would like to propose a get together on the last weekend of this month ie., 26/07/2014 so that we could all meet each other and know the faces. We would need some volunteers to arrange this.

Important announcement
In the last 10 days, we have done a lot of deliberation among our selves, met other society committee members and the vendors for finalising the monthly maintenance charges for the building.

The committee has decided to charge Rs 3000 as monthly maintenance charges for self occupied flats and Rs 3300 for the rented out flats. And the maintenance of the society has already started from the month of June, 2014.

As you might be aware that we haven't got any monies from the builder as corpus and we immediately have to finalize the AMC of the lifts in the building committee has decided to charge Rs 5000 to build the corpus so that we can get the AMC is finalised with the Schindlers.

So in the month of July, we request all the members to pay Rs 11000 to the society for Maintenance for 2 months and Corpus money by 20th of July, 2014. Apologies for very short notice but we need to get this done.

Tomorrow I will share complete breakup of the maintenance charges and payment schedule until December, 2014.

Was their any decision taken on the maintenance charges requested by the builder to be paid from Oct-2013 till May-2014?

At the onset my sincere appreciation for you & all the respective office bearers for investing your valuable time and efforts towards this initiative for our society .

 

I refer to the Monthly Maintenance Charges as proposed to be levied by the Committee  ( Rs.3000/-  /  Rs.3300/- ) & wish to draw your kind attention to the communication Rama Builders had sent requesting payment of past months maintenance charges as due from October  2013. The value as denoted for the Monthly Maintenance Charges in the developers letter is only Rs.1,416/- per month  

 

·         May I request and seek clarity towards this surge in the proposed monthly charge for maintenance payable which stands virtually doubled than what the builder has  charged us .

·         Also the value of Rs.5000/- that is being proposed towards building a corpus . Could u please confirm as whether  this would be adjusted suitably against the future monthly charges or  this remains a nonrefundable , 1 time value payable towards the corpus fund .

Dear Pheroze,

As mentioned in my mail, I will be sharing a detailed breakup of the charges tonite. Builder didn't mention many of the charges in his mails and break ups he provided us. Those breakups we got to know after discussing with various vendors. Rs 5000 as of now is not being refunded, but we will review the spending and the charges collected every quarter and will keep the members informed. As you know builder isn't giving back any money not spent on the maintenance of our building and we will have to bear the immediate expenses like lift amc, building electricity bill, city electricity charges, stp amc, etc.

So far no settlement on the issue of past maintenance charges has happened. We (a couple of societies together) have for the time being decided not to pay that money unless some settlement has happened on it. So until we comeback to you on this issue please hold on.

Hi Rakesh,

Thanks for all the information and your efforts behind it.  I also need below details:

1. Bank a/c name and no, branch name/location/IFSC code (for Check deposit or Online transfer)
2. To whom we need to give the check? did we get a receipt for that.
3. What is the cut-off date for paying maintenance every month? 
4. what are the penalty charges (we need to implement this, if we have not planed already).

We will be sharing the bank details with you as soon as bank completed the process if account opening. Chq will have to be made in the name of the society or online transfer can also be done with remarks mentioning your flat number. 

I am also trying to create a site for the society at my adda which provides the facility of making payments using bill desk and accounting for a nominal charges.

For every payment you will be given a reciept. 

Cut off date is mentioned in the excel file I sent yesterday. Asif now no decision has been taken on penalty, we will inform once it is taken.

Please note that the accounts of the society, as per the govt laws, are audited by authorised person every year and audited reports are submitted at the govt authorities.

We have received the bank account details today. Account details are mentioned below.

Requesting all now to start making the payments for the maintenance charges as per the details sent earlier. The new last date for payment of maintenance charges is 31/07/2014. As mentioned earlier, every one has to make the payment of Rs 11,000 initially. The break-up of the charges were sent in my previous mail and is attached in this mail for your reference.

I am currently working on producing Maintenance Charges Invoice for each individual flats, but please don't wait for making the payments and make the payments immediately which would help us in proper maintenance of the society.

The payment can be done in below mentioned modes,
1. Online Transfer: When transferring money online, please enter your Flat No and the Month for which you are making the payment. For example, if I make the payment online for the July month, I will enter "A-901 July 2014" in the remarks. Once payment is successful please make note of the transaction number and send a mail to Mr Sunil Katare (sunil_...@rediffmail.com ) marking me (rakeshv...@gmail.com) and Dr Mrudulla Kulkarni (mrudula.k...@gmail.com) with the transaction details.

2. Cheque: Cheque has to be in the name of "Swiss County A Coop Housing Society Ltd". Please mark the cheque as account payee. Cheque should be CTS-2010 compliant and should bear a valid date. While issuing the cheque, please make sure the corresponding account should have sufficient amount and in case any cheque is returned by the bank a penalty of Rs 250 would be charged. Cheque should have Your Name, Flat Number mentioned in the back of the cheque.

3 Demand Draft: If making payment through Demand Draft, please make it sure that it should be payable at Chinchwad, Pune. It should be in the name of "Swiss County A Coop Housing Society Ltd".

Cheque and DDs can be handed over to me or Mr Sunil Katare (A-1001).

We will then issue the receipt for the payment of the maintenance charges.
