Dear All,

First of all apologies for delay in this post, I should have posted this a week back, but I was too busy in professional, society and domestic fronts.

As you might be aware of that because of deficient rain this year, PCMC has started a cut in the water supply. First twice a daily to once a daily and then once in two days. Because of which there was a huge water crisis in whole society and very less water was supplied to each building. This caused a couple of days without water and people had to resort to getting the water from the tube well in the society, which caused a great risk to the lift as people used there lifts for bringing the water up to the flats.

To tide over this kind of crisis we had requested the builder Rama Group last year to make some provisions so that we don't have to face such a huge crisis. But no action was taken up from the builder side and society residents including me also relaxed and did not follow it up with the builder as we started getting a good supply of the water from PCMC.

Anyways, as a member of society secretaries/chairmans of different society met to tide over the crisis but could not reach to any conclusion even after several deliberations and meetings on the subject. Our proposal was to use the water from well or tubewells after filteration. But since our society does not have a different tanks for kitchen and bathroom uses, some of the members objected for the mixing up of the corporation water and tubewell or well water. So a couple of societies (A, L, K, J1, E) decided to make own provisions to tide over the crisis.

We had started rationing the water, initially supplied water only for 30 mins in the morning and evening and then experimented with supply of 5 minutes of water to each vertical at one time. This saved us some water so that we could supply the water on the day when there was no PCMC supply was there. Now we are able to supply water for 10 minutes to each vertical.

I would like to thank all the people who helped us during releasing of the water, repair works and bearing with us on our rule of 5 minute supply of water. Naming any individual here would be injustice to the residents who survived on 5 minutes of water.

Recently, we heard that PCMC is going to supply water once a day, but this doesn't mean that the worst is over. As the storage in Pavana Dam is still at 30% as compared to 70- 80% last year. So we office bearers have decided to make our own provision for the water. As per the provision, we would install a Syntax Tank at the podium and a centrifugal or a submersible pump. The tank downstairs would be connected to the over head tank through a new pipeline and we would arrange for a tankers to fill the ground floor tank and then lift the water to the OHT to supply water to the residents.

We have consulted with several experts on the subject and have almost zeroed on one contractor. We will be deciding on the contractor by this Saturday and get the work done by next week so that the residents of the society can get enough water to survive. For this we had decided to collect Rs 2000 each flat to make the provision.  So far we have collected about Rs 42000 for the purpose. Requesting all the residents who have not paid this money to make payment at the earliest. The owners who have given their flats for rent should ask the tenants to make the payments and then adjust the money from the rent as per mutual agreement. And owners who are not currently staying in their flats can make the payment through the modes I had explained in my mail regarding maintenance charges.

Please note, since this expense was not calculated in the maintenance charges, this is over and above the maintenance charges.

Request Mr Sunil Katare to release the list of people who have already paid this money.

you can  transfer the money to the account I have mentioned in my mail I sent for maintenance charges. But do mention the flat number and the purpose of the transfer.

Hi this is dr deepali joshi A302 swiss county. Why we are taking 3000 rs as monthly maintenance ? Are we maintaining the club house and pool as well? And is there any amount dedicated to sinking fund as well ? Beacause where I stay in kothrud we collect 1200 rs per month.  In this amount parking charges,  sinking fund amount,  security, every day cleaning, lift maintenance is included.  So I feel 3000 for single building is exorbitant.  Can u explain?

I guess you haven’t seen the earlier mail in this regards. In this email, I had explained the reason for this charge and breakup of the charges as well. Unfortunately I can’t access that mail from office, I will forward you the mail when I will be back at home. Secondly, I suppose the society that you are staying in must be at least 4-5 years old. The challenges we are facing here is we have suddenly been asked to maintain the society, there was no proper handover from the builder. Builder isn’t transferring any money as corpus back to us. So in a nutshell we are starting from “0”.
