Ravine Disaster Imminent

Hi Folks - I really try not to be an alarmist; however, it has come to my attention this evening that the Southwick-Good Funeral Home property may be in contract for a cash sale.

It is our great concern that this sale will result in a high density development that could decimate that side of the ravine.  We need to begin sounding alarms with the city in any way you see fit.  The issue will be discussed early in the CAC meeting on Thursday.

Thanks for staying up on this, Libby.  I sent the following email on March 25, 2017 to Randy Black and 2 people at Columbus Landmarks but have received no responses:

Historic Resources Commission
City of Columbus Department of Development

Dear Mr. Black,

I am trying to find out if the Southwick-Good & Fortkamp Funeral Home located at 3100 N. High St. Columbus, OH 43202 in Clintonville is on any historic register.  A tour given by the Columbus Landmark's foundation which I attended mentioned that it was a site on the Underground Railroad.   If it is not registered locally or nationally, and if it really was a stop on the Underground Railroad, I would like to see the process begun to get it on the registry to be protected.

According to the link https://www.columbus.gov/planning/HRC/ ,
"It is the duty of the Commission to maintain the Columbus Register of Historic Properties and promote the conservation of the city's historic sites and structures.

I have searched the City of Columbus website for the Register, and then the larger web and found only this pdf, which is not dated:


I do not see it in the Columbus undated list cited above, nor on the National Register of Historic Places in Ohio cited here: 

With the pending merger of Southwick-Good with Rutherford, I would like to know the status of the Southwick-Good building.  Any information you could provide would be helpful.

Also, Libby, the agenda for Thursday says the Southwick discussion is at the end at 8:45pm.  Are you moving it up to the beginning?  That would be great for those of us who would like to attend for just that but have other commitments on Thursday at 7:30.

Hi Libby.  That is incredibly alarmist.  I've found you absent minded and out of touch in the past, but this email is beyond irresponsible.  I will be advocating your opponent next election, even if Vladimir Putin and Pol Pot team up to run against you.  How's that for alarmist?

Imminent - about to happen.  Unavoidable.  Fixed outcome without recourse.  

Does this reconcile with "private property MAY be in contract for a cash sale...". And said sale MIGHT result in a high density property similar to the one on the other side of the ravine?  Even if that were to happen, does that spell unavoidable doom for the ravine at large?  I don't see an imminent disaster.  Did you get outbid?  If not, why the alarmist language?

I am not disappointed in Libby's representation. She has been an
excellent liaison to the community on issues and came to this group
to alert us to something that will affect us if it comes to pass.

You have taken umbrage at her word choice. Duly noted.

But she didn't come to the group to resolve the issue tonight, and
attacking her and calling her names is doing nothing but distracting
from the issue at hand. I would like to know if there is a plan in
hand, whether it would need any variances, etc.

The events leading to her announcement came late today, from what I am
hearing. There is much still unknown at this point, I believe. That
is what Thursday is about.

I am sure someone attending the meeting will provide updates to those
of us who cannot attend.

As to the scheduling within the CAC meeting, the CAC has a packed agenda this month, and Libby's done her best to balance everything. Plus, a CAC meeting really isn't the best place to get into the nitty gritty of fighting this. The CAC as a whole has too much on its plate. 

The CAC meeting will probably be a great place to get a general idea of the issues and the possible next steps. It's not realistic to expect much more at a busy general meeting.

We have been in contact with the buyer who is in contract, but still has time to back out.  We are somewhat hopeful that this person might work with us; however, there are no promises about saving the historic portion of the building.  I have talked with the City of Columbus whose representatives were not convinced that leveling the property would mean a problem for the ravine.  They did see some solutions which might mean that not all of the property would be leveled.

In other words, nothing "concrete" at this time.

It is my understanding that Charles Vince, the developer/owner of the buildings that are north and south of Deland and North High Street (Northstar, Jeni's...) purchased the property.  He is also a Clintonville resident.  He met with a couple of CAC members and Mary Rodger's of the Clintonville Historical Society a week ago or so. I do no believe there are any set in stone plans as to what exactly any new development will look like. I understand that those in attendance where providing information on the historical significance of the chapel and the environmental impact that new development could have on the ravine and what the overall concerns of the neighborhood will be. Libby should be able to provide better details.

  I have a source that confirmed that it is actually "in contract with a cash buyer,"  so I think we're already beyond "may be." I don't have any information about who the buyer is or what he/she/they are wanting to do with the property.

   Thanks for the information. I'm now concluding that the family trusts and individuals who owned the property/business simply transferred it to an LLC to facilitate the sale. I was originally under the impression that this LLC was the new buyer (and was confused as to why Susan Southwick Good was still involved). It's making sense now.

   On a side note, I think it's going to be difficult to attack this from a "protect the ravine" angle when nearly the whole ravine has already been developed as private property. That's more of an applicable argument for Glen Echo, in my opinion. Nevertheless, I'll certainly take whatever we can get that is tasteful, will do the least amount of environmental damage, and comply with the UCO/CNP (or whatever else is applicable--I'm so unplugged anymore I've forgotten a lot of this stuff).

   The transfer (to the LLC) precluded the properties from being used as a funeral home for twenty-five years and I'm under the assumption that this will be attached to the transfer to the new buyer (Charles Vince or otherwise) as well. From a practical standpoint, I wonder what could really be done with the existing space that isn't a funeral home and doesn't involve razing the building(s). Perhaps somehow they can at least preserve the original chapel if they do.

Just FYI, every week I search the Franklin County Auditor’s website at least once to see if the contract has been finalized.  

You can search by owner here http://property.franklincountyauditor.com/_web/search/commonsearch.aspx?mode=owner which is presently the SGFWN LLC which was created in early March. (I figured it stood for SouthwickGoodFortcampW?N?…)  You can also search by address. 

Right now you see the 4 properties that were transferred to the LLC for $0 each on March 24, 2017.  2 of the properties have 3100 N. High St. (Parcel IDs 010-000907-00 and 010-000918-00) as the address and look to be the main funeral home.  Then there is Parcel ID 010-000917-00 which is the 27 E. California Ave. address and Parcel ID 010-037-65300 which only has an address of Walhalla Rd which I think might be the Good’s private residence. 

All 4 parcels list Owners address as 45 E. California Ave.  It will be interesting to see if all 4 are sold, only the 3100 N. High parcels, or what.

Maybe too much information, but if others want to keep track, this is one way to see when deals are finalized and properties transferred.

It is my understanding that the 27 E. Pacemont address is on the market and part of the agreement.  Phoenix Books and the parcel right behind it have received inquiries about the possibility of their selling.
