Yea, that's why humanity needs the geoist market mechanism -- to facilitate compensating people equally for the use and abuse of nature.
The other important benefit of geonomics is that it is self-regulating; only projects that raise local land values are self-financing and thus are warranted, and will be built. Under the geoist model pork-barrel and white elephants don't proceed since they are't self-financing.
Economic rent capture incents the optimal use of land and resources (and labour-intensive production by untaxing it), and avoids sprawl and waste, leaving more nature alone.
