1. NEW -- DEVELOPER RFP - 111th Street and Eggleston Avenue 
The City of Chicago is seeking transit-oriented development proposals for City-owned parcels at 402 W. 111th St. and 11026 S. Eggleston Ave. in Roseland. Proposals for the 2.9-acre site are expected to include a variety of housing, with up to $5 million in Missing Middle grant funding available for qualifying projects.

111th & Eggleston Transit Hub: Opened for developer proposals, this upcoming development is tied to the active construction of the CTA Red Line Extension. It will establish dedicated transit-oriented storefronts directly surrounding the future 111th Street rail station.

The 95th Street/Chicago State University station on the Metra Electric Line (95th Street and Cottage Grove Avenue) undergoing a $56 million comprehensive reconstruction to improve accessibility and better connect the station to the Chicago State University campus.

In April 2004, the Chicago State University master plan called for a new station. 

The official groundbreaking ceremony for the 95th Street/Chicago State University (CSU) Station rehabilitation project took place, on Friday, June 13, 2025, to mark the official start of the $56 million transit hub overhaul.

To replace a closed local Aldi at 115th and Halsted St, the Far South CDC partnered with Living Fresh Market. Backed by City Community Development Grants awarded in 2026, they are building out a massive, black-owned sustainable grocery storefront model.

June 2024: Deal final closing, completing the property transfer from DL3 Realty to Chicago TREND.
CenterAcquired by the economic development group Chicago TREND (Lyneir Richardson and Leon Walker - DL3 Realty , this primary retail corridor launched a community crowdfunding campaign. 

It explicitly allows neighborhood residents to buy equity stake in local commercial property as values rise.

Total Cost: $6,000,000Equity Split: $2.5 million via Chicago TREND capital combined with crowdfunding;

Crowdfund Target: $100,000 to $1.25 million raised from local community members;

Local Impact: Prioritizes Black-owned businesses, local hiring, and Black contractors.

$30 million, 62,000-square-foot hotel project located at the intersection of 111th Street & Doty Avenue on Chicago's Far South Side. Developed by the Pullman Hotel Group.

16. The Pullman Community Center officially opened its doors on November 8, 2018, with a ribbon-cutting ceremony and community celebration.

Size: 135,000 square-foot complex

Facilities: Features three synthetic turf fields (for baseball, soccer, and football), three hardwood courts (for basketball, tennis, and volleyball), and educational rooms for tutoring and mentoring.

Operators: Operated in partnership with the Chicago Park District and the Roseland Youth Center.

Phase 3 - Pullman Crossings Industrial Park
A groundbreaking took place for a 170,000-square-foot spec industrial and warehouse building (located at 10330 S. Woodlawn Avenue).

Building Size: 169,287 sq. ft. situated on nearly 10 acres.

Features: Includes 32-foot clear ceiling heights, 33 exterior loading docks, EV parking, and outdoor eating areas for employees.

Construction Status: The facility was substantially completed and readied for operations, anchored by a Class 6b tax incentive.

The 10-acre site for the new facility, located in the historic Pullman neighborhood at 10800 S Doty
The building will feature desirable amenities such as outdoor eating areas, exterior bike racks, ESFR fire protection, and a 32-foot clearance height in the warehouse. The flexible design will accommodate a wide range of uses including warehousing and distribution, as well as light manufacturing and industrial, in addition to providing Class A space to a supply-constrained submarket.

Roseland Missing Middle Infill Housing
Location: East 118th Street
Details: A neighborhood revitalization initiative building affordable single-family homes and two-flats on long-vacant lots.

Impact: Led by groups like Reclaiming Chicago, the multi-phase program explicitly targets neighborhood stabilization. It builds generational wealth by creating affordable paths to homeownership.

The Hope Center Foundation of Chicago is partnering with Chicago Neighborhood Initiatives, the Cook County Land Bank Authority, and United Power for Action and Justice to build up to 2,000 affordable homes on Chicago's South and West Sides. The "Reclaiming Chicago" initiative transforms vacant lots into new single-family homes to help low-to-moderate-income families build generational wealth.

The project focuses on neighborhoods plagued by decades of disinvestment, primarily concentrating on Roseland, Back of the Yards, and North Lawndale. 

The Hope Center Foundation of Chicago works directly with residents to prepare them for homeownership through financial counseling and loan readiness programs.
 
Hope Center Foundation - Chicago Partnered with Chicago Neighborhood Initiatives and the Cook County Land Bank Authority, builds brand-new, 1,600-square-foot single-family homes priced around $230,000. Homes feature 3 bedrooms, 2 bathrooms, and parking. 

Note:  Missing Middle Infill Housing initiative (which focuses on building 2-to-6-flat market-rate properties), the term "infill housing" is used generally here because the Reclaiming Chicago project physically builds new homes on scattered, vacant city lots to stitch the neighborhood back together.

Affordable Housing - New Construction in Maple Park/Morgan Park
Habitat for Humanity Chicago built a large 20-unit town home development in West Pullman, directly across the street from the upcoming 12-acre Morgan Park Commons. These two-story, three- and four-bedroom homes feature private garages and green spaces, and are sold via Habitat Chicago's Affordable Homeownership Program.
