Attached is a photo of Off Premise Sign posted on June 26, 2021 at 3924 Bingham Hill rd.  Also, the same sign was posted June 25th and 27th.

This is a violation of the Special Review as there is no provision for off premises signage.. 

The owners of the Hillside Vineyard and Blendings continue nonconforming use of the Special Reviews  for that property.  

Also, attached are copies of documents asserting that the new owners have  had multiple conversations with various levels of county staff and Board of County Commissioners (BOCC).  Point being that the owners have received multiple directions as to what they may and may not do, but proceed to exercise their own rules. 

The Special Reviews authorizes limited and controlled activities that otherwise are not authorized to be conducted at this site in an effort to meet compatibility standards to surrounding properties. There have been multiple notices of violations provided to staff, Director and BOCC.  It has not limited their abuse and nonconforming use of the Special Reviews.  The Land Use Code stipulates that just one violation may be  cause for revocation or fines. There are now numerous documented violations and nonconforming use on record.

Hi Ken,

My supervisor Amy White discussed this off premise sign violation with the Community Development Director in my absence, and sent the new owners an email explaining that they can't have the sign and to remove it immediately.

Thank you Chad, for updating Mr. Ecton and Commissioner Kefalas

In addition, the owners submitted a Sketch Plan application yesterday.  Once planning staff have determined the application is complete, the department will initiate the neighbor referral (noticing), inviting neighbors and referral agencies to provide input.  The Sketch Plan review (Sec. 6.3.3 in Land Use Code) results in an assessment of technical aspects of the proposal and summary of potential impacts and issues that may need to be resolved before a formal application submittal.
