Hello Cindi,My hope is that the Assessor's Office responded to your inquiry about the "time adjusted sales price" in a timely manner. The June 8th deadline is a decision of the Assessors Office based on state law requirements. They continued to process appeals that were received by the deadline up until this week. Here is an explanation of the "TASP" from the Assessor's FAQ page, and the study sales period is July 1, 2020 - June 30, 2022 (24 months). https://www.larimer.gov/assessor/faq.I am really sorry it has taken me this long to respond; was on vacation and emails sometimes get temporarily lost in my inbox.According to Colorado statute, market data must be analyzed in every reappraisal cycle to determine property values. The minimum amount of data is set at 18 months prior to the appraisal date (June 30 of the previous even-numbered year). The maximum amount of data is 60 months prior to that date. Assessors are required to recognize the trends or market changes over that time and adjust all sales to the appraisal date. The actual value assigned to residential properties in 2023 and 2024 is based on market values as of June 30, 2022, as defined by sales of residential property in the 24-month period from July 1, 2020, to June 30, 2022. All sales are trended to the end of the data collection period.
