Subject: Vacation Rental / Short term Rental 28 Sly Fox Road Drake Co.
We as long time residents, flood survivors, and pay taxes on everything we purchase in Larimer County and the State are OPPOSED to any Vacation/short term rentals in our once beautiful neighborhood. There were never any short time/vacation rentals and we don’t want to see any getting started now.
Nobody likes or wants them in their neighborhoods, and neither would these people- if this were happening in their neighborhood, though they are rural and have no HOA’s or covenants. Estes Park has put restrictions and rules covering in place covering vacation homes/rentals. All rentals are for the most part are along US 34 across the river and we would like to see our neighborhood remain strictly residential NOT commercial!
Realtors we know say it would hurt our ability to sell our property value. We are trying to preserve the quality of a once beautiful neighborhood or what quality can be salvaged at this point, Vacation Homes/short term rentals values are a risk as to our quality of life. This is a residential neighborhood and need to STAY this way.
We had one person at meeting who had no objections and that person has to turn around in another’s driveway to get to his house, which has little value - as a modular and will never have any trespass issues. We own several lots with over 200 feet of river frontage plus our main lots and buildings which have good value and we don’t want anything to devalue the property, especially since we have struggled to regain the value of the property since the 2013 flood!
These people aren’t here to make our neighborhood better - rather here to take advantage of this Larimer County zoning as for their personal gain - in their bank in Kansas!!
Had they had any real interest in actually living here and wanting to be a part of this neighborhood/ community and being above board with their intentions they would have made an attempt to introduce themselves and their intentions way back in August before they bought, but rather took advantage of our zoning and hoped they wouldn’t get CAUGHT !!! They have no real intent to ever live here which was broached at meeting last night despite what they said in input letter.
We have a ton of trespass issues with the campgrounds and have had several issues with their paying guests already. Our property is posted with No Trespass signs. If one of their guests breaks a leg while trespassing I can be sued !!! These people seem to have no real plans of living here but sure were eager to jump at the opportunity to buy property in an area that has few if any rules/regulations as they stated in their letter for reasons they bought here. They never made inquiry with the County till after several months of rentals and me talking with one from Iowa paying guests a few weeks ago who confirmed it was a Vacation Rental . They would have likely continued as they “don’t like rules, regulations or Government”.
We have bear issues - mainly because of out of state residents who don’t or won’t live in a Bear Aware manner. Our bears are not novelty items or tourist attractions and only get ONE chance before they are killed. As I write this I see that a large trash container is sitting at bottom of their driveway (trash pickup day is not until Thursday!), so I am not optimistic that they will do the necessary things to keep our bears safe.
