On October 1, 2023, the eligible area maps for USDA Rural Development Housing Programs were updated
USDA Rural Development completed its 2020 decennial United States census review for all areas under its jurisdiction to identify areas that no longer qualify as rural for USDA Rural Housing programs. Based on the review of the areas within the state of Colorado, using 2020 US census data, and rural area guidance located in Handbook HB-1-3550, Chapter 5, the rural eligibility designation has changed for the following areas.
These changes became effective October 1, 2023.
Areas whose rural eligibility designations changed from ineligible to eligible (these areas now qualify as rural for USDA Housing Programs):
- El Paso County – Henkel (East of I-25 beyond I-25 corridor)
- Pueblo County – North of Pueblo (East of I-25 - East of Bragdon & Pinon)
Areas whose rural eligibility designations changed from eligible to ineligible (these areas no longer qualify as rural for USDA Housing Programs):
- Adams County – Manila (north to East 88th Ave; east to Shumaker Rd; south to 3.5 miles south of I-70; west to Watkins Road)
- Adams County – Watkins (north to East 88th Ave; east to Shumaker Rd; south to 3.5 miles south of I-70; west to Watkins Road)
- Boulder County – Canfield (all of Canfield and adjacent areas)
- Boulder County – Erie (all of Erie and adjacent areas)
- Boulder County – Longmont (north to County Road 2E; east to County Line Road; south to CO Hwy 52; west to Foothills Hwy)
- Denver County – Denver (closing areas of density within county**)
- Denver County – Littleton (closing areas of density within county**)
- Larimer County – Wellington (Wellington area north to County Road 66; east to approximately one-mile east of I-25; south to County Road 56; west to County Road 9)
- Larimer County – Windsor (Windsor area to just beyond County Road 32E; west to I-25; south to US Hwy 34)
- Mesa County – Clifton (Clifton area north to I-70; east to 33 Road; south to the Colorado River; west to 31 Road)
- Weld County – Windsor (Windsor area to just beyond County Road 32E; north of Windsor Lake; east to County Road 27; south to US Hwy 34)
- Weld County – Johnstown (All of Johnstown west to I-25 and east to a ½ mile beyond County Road 17)
- Weld County – Firestone (All of Firestone to Firestone Blvd; east to County Road 19)
- Weld County – La Salle (La Salle area and East La Salle north to just beyond County Road 52, east to just beyond County Road 43, south to County Road 44, and west to a ¾ mile west of County Road 31)
- Weld County – Erie (all of Erie and adjacent areas)
- Weld County – Brighton (Brighton area east just beyond I-76 to County Road 39 including the Lochbuie area)
The updated rural area maps are available and can be viewed on our eligibility website. Users will need to click on the program, for example: “Single Family Housing Direct”, and then click on “Property Eligibility” from the menu options.
