I didn’t intend to send to the group. Please do not group reply and my apologies for the misfire. Sorry, I am still a homeowner but dropped out of these groups a few years back, I think.

I need an electronic copy of the CC&Rs for the lodge at Osprey Meadows and accidentally group replied to an old message which concerned them as it pertains to a potential buyer (and how that buyer could change them).

No foreclosed after 10 years.  Diagnosed with advanced Parkinson's couldn't keep up with payments no rents tried short sale couldn't give it away and it was a beautiful unit my error in judgment

Yes I am and NOT happy. The TMA has not disclosed any of the details about winter OPS revenue or losses. Now they are into summer OPS at a loss or profit?  How much longer will the homeowners keep given these guys a free ride and a blank check?  I have a pretty solid understanding that they are most likely tens of thousands of dollar in debt now for taking over the zip line. The house explosion under their new watch since taking over lodging. What's next?  Add in all the listings for folks selling out. What part of this loosing equation does the TMA Board and Brad Larson not under! Never mind, just make a new drone video and all will be good.

I have a different question about the new quarterly assessment.

Why do the new quarterly dues scale down so much as appraised value goes up?
$700/quarter on a $70,000 lot is I think 1%.
It drops to 6/10th for next group then about 4/10th then 3/10ths at next to highest group.
Above 1,500,000 million it is only .15/10th?
My numbers may not be spot on but the issues is quarterly dues/fees drop substantially as value goes up. Thus while more valuable units pay more the percentage goes way way down.

Can some one explain it to me?

The numbers at the lower end significantly impact marketability in my opinion and less so at the higher end especially at the 2 million then 3 million plus range which are $2300.

:)  LOL.  I said "may be on the market".  You can have it.  I'm in no hurry.  Still sorting out this whole zip line thing and lack of proper payments from New TRAC. We never issued a proper release of lien on our improvements since the payment was never made by New TRAC.  Now TMA has it and we have lost revenues and payments unpaid.  What a complete mess and screw up.  All could have been avoided.  I was informing everyone of this back in September of last year, but no one seemed to want to listen to me.

Those homeowner meetings are a waste. A large "pat themselves on the back" opportunity while they tell us how much of our money they have lost and never hand out legit P&L's on where the money actually goes. Just superficial top sheets of the 30,000 foot view but no protein. Good luck getting any details about the operating company as it's a separate for profit LCC, not governed by the by-laws or any transparency. Ask Louis how she is a managing member of a loosing for profit while she is board president of our loosing TMA managing the private company. The 'IL fox in charge of the hen house scam. I for k r do t believe a thing they have to say. Too many years of being screwed over by the TMA. sure, my opinion, but if you aren't in the click crowd, you are treated like a step child at Tamarack TAM FAM.
