Hi All,
 
As we were trying to gather phase-2 member but only few of them came forward.
I appreciate the initiative by EC on phase-2 . However if we can get the quotes from Reputed builder like MY HOMES or APARNA it will be bneficial for us.
 
Before we move forward , we need to gather Phase -2 member who have forgotten their money. Please reply on this email & share your views.

Just wanted your confirmation that Can EC discuss the construction of next tower with some other reputed builder like My Home & compare the price or we whave only option to got with current builder.

Hi friends

We have had more than a handful of members inquiring about when we will kick off plans for the next tower, including a couple that came today. I would like to put some notes for your consumption:

1. We have a layout approval from HMDA for the whole land. This means, any new permissions will be treated as an extension to the existing approval, and is a significantly smaller formality when compared to starting afresh.
 
At this stage, we believe we have all that need to start planning for the next tower(s), but that will be based on member interest.
I am assuming this will spawn a lot of questions and it is fair to expect them. 
However, the open nature of this communication has, at times, worked adversely and helped members opposing progress to take advantage of the communication in their favor.

We will appreciate it if you guys write back to the EC only rather than to all members. I assure you every question will responded to.

2. At this stage, we believe it is feasible to build a tower that has six flats per floor (against the current 8 flats per floor) due to the width of the land. This is still to be ascertained.

3. Unlike the current towers, we think it is smarter to build units of one size (say, 2000 sft each.)

4. We need to know how many of you will be interested in investing in an apartment unit that will be ready for occupation by end of 2014/early 2015. Please respond to this email with your opinion.
For starters, we will need 50-60 members committing to join, and pay for completing the leg work.

5. I state this at the risk of causing controversy. It is not an understatement that the piece of land is getting a lot of unwanted attention, from people who believe there is something to gain from it by controlling it (of course, without having to buy it). And we have had to (with reasonable success) expend efforts to thwart all such attempts.

6. It is hard to provide any guidance on the cost. At this point in time, it does not look feasible to build a new tower at the same cost as the current project. However, much like the current project, we will announce a tentative total cost of ownership for each unit sometime by August. That is however dependent on how many members will express interest to move forward for construction.

Allow me to reiterate - please write to the EC directly.

Hi,

I am interested but I'd like my funds (current balance) consolidated.
Many members paid cash and checks etc and I am not sure if all of that
is accounted for.
Will we be doing that before we start the project?

Sending the mail to each other in Phase-2 group will not help .
Phase-2 member who are residing in Hyderabad should come forward & devote some hrs per weekend & look for options. Consider it as social service for phase2- members.

As , we have not received even single reply , which means Phase-2 members are not bothered about the money they have invested.
 
No one from EC will provide us the info on email. we need to do some effort. Please come forward.

Many thanks for the initiative. 

Could we also explore the possibility of selling the land (or our share) and exiting the project? May be, then we can poll the members for their preference on constructing tower 2 or exit option.

Can we plan a few villas as well in phase 2? Those opting for villas can pay the members who want to withdraw.

I think exploring villas option is a very good idea. I really like it. We could estimate the number of villas/plots & their price, that could possibly be built in the land. If there is enough interest for villas/plots option, that may help us move forward.

Your opinion or any other ideas?

This is a good option . But again discussion one email will not help. Phase-2 member need to discuss these things & form a project committee . If guys in Hyd can spare some time it will be helpful. Also requesting other phase-II member to come forward & become the part of Phase -II project committee . your 4-5 hr in weekend can save money of hundred's of people. Please come forward & have discussion . Prepare plan for phase II & present to EC asap.

1) Actual cost quoted for apartments from Aparna and other reputed builders in the near vicinity
2) Obtain quotes from Nagarjuna, Aparna, My Home etc
2) Think of innovative options so that we can capitilize slow real estate market in Hyderabad.
