What does "a party for guests" mean exactly in the following sentence:
--- The fair will be open to the public from March 5th to 20th. But on the
night of March 4th a *party for guests* featuring a concert will take
place. ---
I first understood it as a private party, "sur invitation" for example, but
I'm not so sure now.
I'd be grateful if someone could help me clarify this.

That's correct. It's a common thing to do, to have a private party for
sponsors, contributors, members, etc before some kind of long event such
as a gallery show, or in this case a fair.
