chicago weather sucks the big one, and i've had it. i'm moving!
stipulations:

i won't move to a liberal shitheap; chicago/cali budgets/taxes
incontrovertible proof of failure.
i won't move where the winter's harsh IF there's no skiing.
i'm looking for a weak house/land market to make a big investment
(inflation coming!).

so, the question is: where to go?

Miami? Great weather, great scenery, cratered housing market, and no state
income tax. I'm pretty sure they serve coffee there.

i was thinking tahoe which is gorgeous, mayhaps near heavenly.....know
anything about southern tahoe on the nevada side? how are the roads in
the winter? is civilization too remote?

summer in miami is awful, and hurricanes scare me a bit. not a bad

I'm the wrong person to ask-- I thought civilization was too
remote when I lived in Portland, Oregon. I'm pretty sure that
the Reno market is severely tanked right now.

I already gave you my opinion in about Reno-area in a previous thread.
Since you talk about "civilization too remote," you'd probably want to
look at the Stateline and Incline Village areas of Tahoe. Both are on the
Nevada side. When people say they are going to "South Lake Tahoe," they
almost always mean Stateline. That's where Harrah's/Harvey's is,
Montbleau, and the other major casinos are. There's gas and more than
ample food and grocery shopping if you cross the border into the adjacent
South Lake Tahoe on the CA side.

US 50, which runs from South Lake Tahoe to Carson City (and Sacramento in
the other direction), is almost always open, with possible chain/snow tire
requirements. If you're going to live in Tahoe, you're going to want a
rugged 4WD vehicle no mater what.

Incline Village is more remote in the northeast portion of Tahoe, at about
30 minutes from South Reno. It's scenic and has a lot of private beach
access. There's a few stores and you can get gas, but you may have to go
to King's Beach (again on the CA side) to do grocery shopping. The main
access road over the hill is Mt. Rose Highway, and unfortunately it's much
steeper and curvier than US 50. It is not uncommon for Mt Rose Highway (SR
431) to be closed during the winter. If you need to get to Reno when SR
431 is closed, I imagine you have to take SR 28 through the Crystal
Bay/King's Beach area, up north to Truckee, and then Interstate 80 to Reno.

The nice thing about living in Incline is that the Mt Rose ski resort
(which is the only one I've ever been to) is literally just a hop and a
skip away. Other's like Norstar are a short drive. I imagine there's a lot
of skiing in the Stateline area, but I'm not all that familiar. I'll leave
it to someone else to comment on the actual quality of the skiing.

Nevada has many tax benefits, which you mentioned is important to you. I
assume you are familiar with them.

And finally, if you are even thinking about moving to the Tahoe area, I
assume you have a lot of money. If you don't, you might want to work on
that, possibly by getting a job higher in pay than coffee runner.

Not many armadillos, but plenty of pine trees and red dirt. Good food
and unique people. I drove up 69 the other day (East Texas but not
near Nacogdoches) and saw not one, but TWO restauraunts that were
called the "Ya'll come back now Cafe".

Actually, Tennessee does have state income tax (on interest and dividends),
but it should be noted that states with no income tax are not necessarily
the states with the lowest per capita total state taxation. For example,
last I checked Wyoming had no state income tax, but still had a per capita
state taxation that rivaled Hawaii's as a the nation's highest. The moral
is, look at the big picture, and apply it to your unique personal
circumstances. State income tax is only one part of that picture.

It's also important to note that, on balance, the locales that are generally
considered to be the most desirable also tend to have higher total taxation,
so be careful what you wish for. Low taxes have a high price (as the US is
finally beginning to realize).

You are right. All those highly desirable cities would probably qualify as
"liberal shitheaps" in mo's book (what a coincidence, huh?). In that case,

Your local casino or cardroom, if possible. Ours had been drying up.
Hopefully, more opponents will come out to play completely legal and locally
available live poker with real people that you can look at and talk to. If
you don't have local poker, move to one of the places where it is readily
available: Los Angeles, Las Vegas, Atlantic City (Eastern corridor
essentially), Phoenix, or Seattle.

Perhaps a long lost promise will bring IRC poker back.

There is no state income tax in Washington State at all. However, there is a
not unsignificant sales tax of 9.1% (when living in Seattle, it varies as
you move outward) on everything *except* unprepared foods from the grocery
store that contain a sugar content less than a certain amount. (I.e. they'll
even tax your Coca Cola and a Hershey's chocolate bar. Your car, too.)

The bright side: Once you think you've purchased everything you'll ever
need, this becomes insignificant.

Take a look at the Atlanta area. I moved there a few years ago from
Chicago burbs. I recommend the Acworth/Dallas area about 25 miles north
of Atl. You can get a lot of house wtih upgrades galore for around $250k,
beautiful hills and forests everywhere, a lot more temperate climate than
Chicago, and a growing population. With the housing crunch, deals are
plentiful and the expectation is they will rebound by next year.

The biggest negative is that the nearest poker is about a 6 hour drive to
Biloxi or Tunica.

I recently moved from there to SF Bay area for a job opportunity but I'm
renting out my house in Dallas hoping to move back there one day.

I agree absolutely. Australia is a lovely place to visit, but we wouldn't
want you to live here.
And it's cold in winter. Hell, it got down to 9 last night (centigrade, not

That's Alba and Emory on the Ya'll come back..They would be to remote,
i live around there.Two grocery chains,Wal-mart and Brookshire's.On
the bright side Emory is wet now.I think OK City is a nice moderate
sized area with decent home prices.Don't know about the job
market.You have to develope a bunker mentality during spring and fall
tornado seasons.

New Hampshire. It's cold, but they have skiiing. Then again, the
skiing sucks.

i visited reno while playing in tahoe a few years back, and - goddamn! -
that place is a shithole. i was only in the casino area and around, but i
don't think my girl would want to live anywhere near there.

jason, your posts on tahoe are beyond helpful, and i've really appreciated
them. what about elk point or zephyr cove? i'm from colorado originally.
how does tahoe compare to a foothills lifestyle in colorado? lots of
people move to evergreen and places like that only to miss real
civilization and restaurants and the like.

i love the south. my mom's family's from alabama, my dad's from florida.
i was born in mississippi. most of my extended family lives in georgia
and tennessee. the summers are absolutely brutal, susan. can't beat the
fishing though.

my brother lives in alpharetta georgia and loves it. not sure i'd like

If you can't handle incessant rain/gray skies, don't bother. The winters
are very, very mild, but wet. The PNW is lovely, but it's awfully liberal,
and not for everyone. No sales tax in Oregon, but from what my family
tells me, the property taxes are brutal.

Have you considered Bend, OR? More conservative than Portland or Seattle,
plus great skiing... although I haven't visited in about 15 years, so I
can't really say how the town's complexion has changed. Not much in the
way of culture, but plenty of hiking, biking, and water sports to keep you
busy when there's no snow on the ground.

North Queensland is great. Actually, anywhere north of about Maryborough is
pretty good, but about Mackay up stays reasonably bearable in winter,
without going too stupidly hot in summer. Darwin is nice too, been there a
couple times.

No income tax either... Property taxes depend on the town you live
in... I have property taxes many would die for... I pay around 11-12
hundred per year with a house, barn, water falls, trout stream,
couple thousand feet of road frontage (both sides) and a little over 40
acres of woods surrounded on 3 sides by National Forest...
