To keep my place in their line! Old World Roofing is very busy! Lotta tile/slate roofs in STL! STL was an old brick town! Lotta mansiony homes in the CWE/Barnes Hospital area! Where I rented for 14 years after my Ex and I split up and I went through WashU's Computer Engineering school! And was first introduced to shared student living!

Glad I ended up where I'm at now, I could not have afforded to fix any of those big mansiony places up, but this one, yep! :-)

*I* need to call them, very early, as John the owner is VERY BUSY! Always is! As I said, STL is an old brick and tile town! They make very good $$ Most roofers won't touch a tile roof, most roofers just want to throw cheap asphalt shingles and call it good enough, for 20 years and then more roofing business. A tile roof is a 100 year roof, and the house I'm in now was completed in 1930 with a tile roof! So it is time!

I will call them tomorrow, early! See where they are at and when they can get to my house's roof. It's #1 on my 5-13-2020 Wed list, cause I wanna know too!

Right now, before the roofers show up, would be a very good
time to get any necessary painting done on your dormers.
I've seen all your pics and I've spotted painting issues.
Get that all fixed and renewed first. You don't want to have
that work done after your fragile new tile roof is on.

I've painted over roofs like you have before and you have to
be very careful where you step. Even then, accidents can happen.
Very easy to crack those tiles.

With the exception of a few contractors that might have to start
with a lot of material, best to never pay in advance.
Pay after the work is already done, even if on a weekly
basis. Pay for the week completed, not for next week too.

If you "keep them hungry" they'll be sure to get back soon
to earn more.

When I was in business, I often got paid well in advance when
a customer was going out of town. I never cashed that check
until I had earned that money. Usually a week or two later.

When we had our roof completely retiled 9 years ago, the contractor
arranged for the tile manufacturer to deliver them straight to our
premises. As soon as they arrived we paid the contractor for the tiles
so he could pay the supplier. Everybody happy.

When he finished the roof he sent his invoice for the rest of the
materials and labour and we paid it.

Obviously his tile roof is going to be more expensive than other
materials, but over $100,000 is obscene. My roof is bigger than his. I
had it done a few years back for $4500. As it turned out, they had not
done a good job because they had failed to replace some plywood. I
found that out less than two years later when a tree fell on my roof.
Insurance paid for a new roof, and they did everything, including
sections that had been unaffected. They also replaced all fascia,
soffits and gutter screening. $24,000 for the works. There are other
materials that are better than shingles but cheaper than tile.

Did your contractor return your calls. John has to call his, and he has
to do it early in the morning. Maybe that catches him early enough that
he forgets to check caller ID before answering.

Because clay tiles break so easily is why they are rarely used
anymore... today they have metal roofing that looks exactly like clay
tile and for about 1/3 the cost. They are available in several
configurations to match the different olde tyme clay tiles, with
different textures and many colors... from the ground you can't tell
that they are metal. They are also insulated on the underside to
deaden the sound of rain. Most people here who are having roofing.
replaced are going with metal... can last two lifetimes and goes up
much faster than clay tiles. And the main advantage is metal roofing
adds much less weight to a roof than clay and even asphalt.
Kootchie doesn't have any home owners IQ to spend so much on clay tile
roofing... and guaranteed several tiles will crack with the first
freeze as clay absorbs moisture... probably why that company is
stalling on the installation... clay tile roofing is better for warmer
more temperate climates.

I've visited STL many times, never saw a clay tile roof, nor did anyone mention a clay tile roof, and several guys I knew were involved in professional restoration projects over the years...and yeah, STL can get really cold, with much snow...

Kookie would be better off moving to Bakersfield or some other warm dry clime to enjoy a tile roof...but even there they'd tar and feather him and run him outta town on a rail, LOL...
