I am so excited that this is finally happening! And in a couple of weeks, a DRY intact red clay tile RESTORED roof! Yay! For the bargain basement base price of $113,671.00 + $80/hr + materials for subroof repair! But for a 100 year red clay tile DRY roof, now I can retire in peace! In 6 years, I will retire on full SocSec benefits projected to be $1600/mo and I will run for Mayor of Bel Nor and hopefully influence some changes for the positive, for all Bel Norians and others as well! :-)

Plus I want to start a new church and call it the First United Church of FACTS, no faith required as we now have the FACTS:

Yep! But I Nordictraced yesterday for 20mins furiously and am a fan of EXERCISE! And in hids retirement my father took up long distance bicycling, and was the oldest rider in his last RAGBRAI ride across Iowa at over 80 years old!

He's just hoping. He doesn't seem to know how these things work. Go to
SSA dot gov and use their benefits calculator. The amount will you
receive at retirement (the official age is 67 but you can apply for
benefits at age 62) is calculated based on a formula. It involves paid
work credits. Being an unemployed student most of your life and renting
rooms at $250 a month to students doesn't count as earned income or work
credits.

We base Social Security benefits on your lifetime earnings. We adjust or
“index” your actual earnings to account for changes in average wages
since the year the earnings were received. Then, Social Security
calculates your average indexed monthly earnings during the 35 years in
which you earned the most

If he works full time as a nurse for a few more years he can still kick
it up a bit.

They have 14 rolls of underlayment material there that will cover 2800
square feet and give you a 15 year warranty.  Two layers will only cover
1400 square feet but you will get a 30 year warranty. You have more roof
than that. Alternatively, they could use the TU70 for the same 30 year
warranty in a single layer.  For what you are paying you sure as hell
should be getting the best product and the maximum warranty!

I see they put some shit in your driveway for you to run into with your car.

It looks like they're just going to re-felt with #40 and reattach
the tile, possibly replacing some of it with used tile.

I see some torch-down hoses, but I'm thinking they have that for
bitumen valleys and flashing if John says there's also a brake
there, too.

5/12 roof with all those gables at $80/hour... Fuck Him!

Alex Trebec is offering life insurance and Tom Seleck is offering
Reverse Mortgages. Better deal than Old World Roofing!

That part was a joke, John.  The first part was advise - something you
frequently ignore but should really consider right now.  Since you are
paying top dollar for your restoration you should know you might not be
getting the best they have to offer.  While there are many high-quality
underlayments for roofs, I have never heard of MB Technology or Layfast
but what matters now is that it appears you are getting an application
with half of the available warranty. That might be OK for a normal
roofing job but, again, you are overpaying so you should get the very
best.  Ask them about this:

* *Steep Slope (Limited Material Warranty):

where the underlayment is specified. For tile and metal roofs, we
recommend the use of TU70; for shingle roofs, we recommend the use of TU43.

Finally, the $80 per hour plus materials might add up to far more than
you ever imagined.  Plywood, and lumber in general, is at an all-time
high.  You could be looking at tens of thousands in extras and a lot
more if roof trusses were compromised by the water intrusion.  If they
find mold they might stop the job until you can get that resolved.  I
would recommend that you watch what they are doing, ask about the
underlayment warranty, and pay very close attention when they are down
to the roof substrate.  Ask them to tell you when they discover
something that requires time and material and keep track of what
additional materials they are installing and how long it is taking
them.  You already signed a contract but the open-ended part is where
they can really hit you.

The rolls they have stacked up next to his house are a synthetic felt
that is nailed down.  Tile doesn't keep water out - the underlayment
does.  Tile is decorative and keeps the sun off of whatever they use
underneath it for waterproofing.  I know you already knew that.

Sometimes people do things that make no sense. My brother and his wife
did some remodeling in their house. The redid the kitchen and bathrooms
and replaced a metal railing with wood. The plan was to have the wood
painted to match something else. SIL insisted on oak. My brother saw no
point in paying a lot extra for oak if the nice grain was going to be
covered up with paint.

Maybe, but my last house was 40 years old and still in good shape. They
may not work for the 300 year plan though.

Unlike you, I don't claim to be an expert on anything.

Stainless steel is, in fact, much softer than carbon steel so why not
insist on hot-dipped galvanized nails?   The issue at hand has less to
due with the hardness (shear strength) and more with the pullout
strength of the nail.  Copper nails are available with ring shanks and
are quite difficult to remove.  They will also eliminate corrosion due
to combining dissimilar metals.

Stainless isn't hard to drill, or cut, because it's stronger or tougher
than other metals.  It's because it's an alloy and drill bits and saw
blades heat it up and harden the stainless steel while they are cutting
it.  (That's one reason why my gun safe has a 16ga layer of stainless
steel in the walls and door).  Carbon steel is easier to drill and cut
than stainless but it's far stronger.

It's denser than pine and will hold up better.  Poplar would be good for
that but might not have been available.

Don't know if he still has the job but I do seem to
remember that it was 4 hours, Sat and Sun, in the evening

5 hours a day, 2 days a week until I get good at the elecvtronic charting system until this past Tues and Sat when the A/C in the bldg was out. I know, I went in and it was like a sauna! Heard it will be fixed this Tues.
