A quibble indeed, as Karen M. said, but just thought I'd opine.

I was taught that the building/structure/site is a THEATER and the art form
that is presented (usually, but not always, performed) within that venue
-- is THEATRE. Debate fodder, I'm sure, but it works for me.

A theater is a theater all the time, but there is no theatre until the
audience shows up.

There's a lengthy discussion of the spelling difference in the
FAQ of (I think) rec.arts.theatre.plays. Either that or
rec.arts.theatre.misc.
