Three common, costly home repairs shock new homeowners! If you are new to Florida or new to home ownership, please read carefully. You are about to discover the top 3 (unnecessary) home repairs caused by ignorance and/or neglect.

The #1 most common and costly repair � Bad grass. If you�re new to Florida or home ownership, beware ST. Augustine turf grass. All the �experts� praise ST. Augustine. All the luxury neighborhoods feature ST. Augustine. Yet, here�s the truth about ST. Augustine: you play Russian Roulette with Chinch Bugs.

Don�t believe these lawn pest control companies preaching otherwise. I�ve been here for 22 years. I�ve managed 100s of properties. I�ve dealt with EVERY lawn pest control company out there. ST. Augustine turf grass requires maintenance and money - it demands LOTS of water and LOTS of chemicals for bugs and weeds. Shockingly, those chemicals may or may not keep the voracious chinch bugs from devouring your lush St. Augustine.

One alternative if you insist on "carpet" grass or if your new community requires "carpet" grass is to consider Zoysia, though not the hands-free grass some claim it is. If the community doesn't demand a certain grass, I prefer Bahia (pasture) grass. Considered the "low end" grass, Bahia requires little care - water it only during sodding; fertilize only 2x per year; go light on chemical for weeds. Otherwise, cut it and leave it alone. The only way to damage Bahia is to do too much.

The #2 most common and costly repair � no caulk! Believe it or not, contractors throwing up houses (regardless of price of house) rarely or never use caulk. Especially during building boom years, sub-contractors threw houses together. Caulk slowed them down. Therefore, they didn't caulk like they should have. Are you shocked? Guess what happens during a typical rainy season? On my blog, you will see photos of $7,900 damage caused by 2 different sub-contractors failing to do their job with flashing and caulk. No liability. Contractors are long gone. Before the ink dries on the closing paperwork, have your caulk guns and tubes of caulk ready to fill every nook & cranny. Don�t forget the roof either with roofing �caulk.� Get those nails pounded down and apply roofing cement (blar tar like caulk).

The #3 most common repair � AC repairs! Believe it or not, many people - both homeowners and tenants - simply do NOT care for the AC system. Of all the unnecessary AC system issues, the most common and costly is caused by not replacing the AC filter�often enough or EVER. What starts with a cheap AC filter extends to ignoring replacement. Eventually, the filter clogs, overworking the air handler. Soon, the pressure blows through the filter, shooting all dust into the ducts and vents. That's why you often see black dust deposits around each vent.

Lack of maintenance. Yet, that's not the real issue. The unsightly spots overshadow the real issue affecting the air handler itself - unnecessary wear and tear; premature death of air handler and perhaps compressor. Double whammy. Guess what happens when homeowners hear the AC service tech hand them a $3,000 quote. Yikes! AC repair technicians agree this is #1 cause of system failure � and they LOVE you for neglecting your AC system. Forgetting to replace the filter will cost you...at the least your electric bill will prove your neglect; or you will pay around $500 for coil cleaning; if you�re really unlucky, you will have to cough up $3,000 to replace the air handler.

It's more expensive and time consuming to ignore and/or neglect maintenance than to maintain. Beware lawn pest/weed control companies' promises to prevent chinch bug damage?
