Holding an open house is one of several in the sales representative�s arsenal of actions when listing a house. But spending two hours in your client�s house on a Sunday afternoon while doing your paperwork, is no way to hold an open house. It is a waist of time � for the sellers, for the agent and for the few souls who actually walk in. Here are a few proven preparations that are sure to make your open house successful.
As with most undertakings, be it real estate or other areas, the three P�s key to success apply: planning, promotion and presentation. Once these are taken care of, the only thing to worry about is the weather. But since that is out of your control, you might as well stop worrying about it and enjoy the afternoon.
Planning.
Timing: this is a very obvious one. Avoid a date that conflicts with other events on the calendar or important local events, for instance Mother�s Day or a local Santa Claus Parade.
Increasing the Appeal of Your Home.
When it comes to showcasing your home, the one credo to keep in mind is �less is more�. Get rid of as many items in your house as you can. You want to create an atmosphere of spaciousness. Emphasize space over clutter. Have a garage sale, empty the closets or give the things you no longer need to charity. Besides making your home look great for showing, it'll give you less to do on moving day.
You Won�t get a Second Chance to Create a First Impression.
Just like in your dating days you need to create a favourable first impression. This ranges from keeping things tidy such as cutting the grass or shovelling the sidewalk as the season requires. Do a little spot painting to touch up problem areas; spray some WD-40 on squeaking hinges, tighten loose screws, replace cracked tiles and all the other little things that show your home is well cared for.
Now that we completed planning for an open house, we proceed to the second step � promoting it. Some of the proven alternatives are advertising in Home Guides or your local newspaper, direct mail and of course, in this day and age, on website, Facebook and other web media. However, don�t forget the always effective �old fashioned� methods: post notices on bulletin boards in supermarkets, libraries or community centers. Spread the word to your neighbours, relatives even co-workers. You never know where the next buyer will come from.
Your Open House Day.
You have planned the big day, you have implemented all the promotional activities and now the Open House is finally here. I am sure you are absolutely dying to know how the Open House is going, what kind of people are walking through your house, what are the guests� reactions and comments. However, counter to what you might expect, resist that urge. The advice that any real estate professional will give you is to leave the house. Yes, the best thing that you can do to make your open house a success is to get out. You'll get better results from your Open House when your visitors feel free to look around, linger, visualize how they might furnish the house and ask questions of your real estate agent. Your agent may be able to identify any concerns they may have and attempt to offer them options. Before you leave though, make sure you leave on all the lights, have soft music playing in the background, a fire burning in the fireplace and coffee brewing. All these add to the ambience and make the all important first impression a warm and welcoming one.
