Warning to all.numerous problems with 1099's & 1096's. The 1096 form is set up wrong, so don't print those for awhile. I have reported the problem & engineering is working on fixing. If you have numerous owners for 1 property, the vendor 1099's prints only from 1 of the owners. Propertyware could not provide me an answer to that problem, so I am just going to have to correctly print those 1099's on my own. VERY frustrated with Propertyware at this point.I wish they would get a good accounting person in to really look over their system!

The list will be sorted by Portfolio so you will easily see all portfolio owners together. In my example, the Donovan Investments portfolio has two 50% owners. The owner portfolio income is $23,911.76, which includes income for all accounts designated as “Rent” less all discounts/adjustments applied to rent accounts.

The problem with 1099's not being printed by each owner is under the vendor 1099. When you print the vendor 1099's it will not print it based off the percentage each owner has it prints the vendor a 1099 from 1 owner. For example Joe Maint did work at portfolio xyz in the amount of $1300.00, xyz portfolio is owned by owner 1 (50%) and owner 2 (50%). The 1099 is printing from owner 1 in the amount of $1300, instead of $650 from owner 1 & $650 from owner 2.

If the vendor was paid by the Management Company, you are correct. I pay my vendors on behalf of my owners, so 1099's are printed from the owner to the vendor.

So my question us why not just have your owners worry about this. Are you being compensated for running this report on their behalf? Was it the owner that paid the vendor directly? I would keep my company out of that equation then.

The owners did not directly pay the vendor from their personal checking account. The vendors are paid out of owners funds prior to owner funds being disbursed to the owner for the month.

So my question us why not just have your owners worry about this. Are you being compensated for running this report on their behalf? Was it the owner that paid the vendor directly? I would keep my company out of that equation then.

Isn't that how it's supposed to work (at least for vendors) the way you describe? If you're giving a vendor a 1099 then it should be for the entire amount correct and the number of owners isn't relevant right? Obviously I'm assuming the vendor is being paid by your management company. The owner would see the expense on his Income Statement so he has what he needs for his taxes.

The ownership percentage is not an issue, but just a misunderstanding of the report. The simplest way to see this is if you uncheck the "Hide Portfolio" box. The list will be sorted by Portfolio so you will easily see all portfolio owners together. In my example, the Donovan Investments portfolio has two 50% owners. The owner portfolio income is $23,911.76, which includes income for all accounts designated as "Rent" less all discounts/adjustments applied to rent accounts.

But the check is still from your company? Correct? Then you would still issue the 1099.
