I presume that the people those who are planning to move to Pranayam have made the total payment and got the conveyance deed executed in their favour.

1. What heads of the demand letter you have paid?
2. How much amount you have put on hold?
3. Have you crossed pass your 30 days as mentioned in the letter? If yes, wouldn't puri charge the interest or any other complications?

The ACs being provided differ depending on your contract.For 3Bedroom apartments,Those who had booked when project was launched have Hitachi marked in their contarct.They are getting 2Tr ACs in their Drawing/Dining.I donot know about the bedrooms.The buyers who came in later on do not have capacities or brand marked in their contracts.They are getting 1.5TR -2star ACs in Drawing/Dining area and 1TR -3star <Whirpool ACs in bed rooms.That’s what I got in D3.

Its my feeling that there is no outcome of the memorandum. And since the charges are ad per clause, it could be a long battle for which many of us might not have time.
As I mentioned earlier, that we have received the possession letter. We visited the site yesterday. We have some concerns which we would like to share.
1. As per the possession letter, there is an annexure 4 that needs to be submitted. As per clause 4 and 5 we are liable to pay enhanced EDC and IDC in future which we feel is incorrect. Once the possession has been handed over, there could not be any EDC IDC applicable. Please share ypur views and huide us.
2. Those who have opted fot luxury option (D block) and have got the keys of the flat, can they please tell us how is their plunge pool? Is it functional and is it provided with under water lights? Their marketing people told us that it will be provided.
3. Its a general concern that is it ok to make the full payment since our flat is not ready? Do they complete it afterwards to your satisfaction? I would request all those who have got the keys to please provide their views.

I was in Delhi / India for 2 days last week and I paid a visit to Pranayam site but before that I did talk to PCL about the expected date of possession letter and as per them it should be around 15th Jan 2013 for my unit (C8-1003)...
What I gathered after talking to them and visiting the site is as follows:
1. Looking at the condition of the partment / building, I am not sure how they are providing the date on which they will issue the possession letter...
2. They expect the customer to take approx. 30 days to organize the amount and pay them
3. Once that payment is received, they will take approx. 30 more days to complete the pending jobs in the apartment so that it is in an acceptable status for handover and the customer can move in.
4. The only way left for the customers to move in is to pay whatever is demanded (eg. 6 - 8 Lacs instead of 3 - 4 Lacs). This is an intelligent way to extract money from those customers who are already paying EMI and Rental.. at least, they will be able to get rid of one commitment.
5. This means from PCL... they are ready to provide service if you are ready to pay.
But based on my observation at site, I have the following points to highlight...
- My Unit is in Tower C8 (Unit No. 1003). The tower is not at all ready for "living". Based on the condition of my apartment, it is not in a condition to handover within the next 3-4 months at least.
- The edges of almost every wall was damaged / broken which they will obviously repair but the issue is when I was rubbing my fingers against those broken edges I could feel that things are not right. Either the curing (with water) was not done properly or cement : sand mixture was not appropriate or something which is definitely not correct...
- At the Site Office, they have been talking over the phone and promising that the quality of the apartments will be met as per the specs but these points will not be visible after the plaster is applied.
- One of the elevators was working but you can say, it is only for construction purpose and not for living.
- Overall the idea is to hand over "just the apartment".
My point is, we have invested in a Gated Community and NOT in an apartment only. Are we looking for a place where we live our families in a building where there's dust / cement / sand / construction workers everywhere. Looking at the site and its overall progress, I am not sure how long would it take to complete the whole project.

It is surprising to note Subroto’s comments from which it appears that the complex is still not ready for living.
However PCL has been publicising that a few families have already moved in (including a appreciation letter posted on the website from a customer who appears to have moved in on 1st November)
Did you see any signs of people living in the complex??

Yes we saw 2-3 families living there. Definitely in A tower and 3 families are moving in tower D. The labour is there and common areas are yet yo be finished. And yes its little difficult to live there currently. Though tower A seems to be in much better shape thsn D.

I think we all have some grivieances and I feel that we should talk to mr.kaushik in person and sort this out. I think its unreasonable to offer a flat gor possession which is not complete. Once the payment is made, it would be impossible to catch them and get the work done. I am anyways planning to mertsnd hold some money till work is completed. At least I can fight.if anyone wishes to join, please let me know.

Another thing I would like to share is that the quality of pranayam is still much much better than others. I have personally seen omaxe, bptp and imperial estate. Of course nobody is perfect and builders can't build like you would. I would be content if they address my 2-3 serious concerns. Rest I feel is as per the promise.

Have you moved in or planning to movein near future.I am in D3 and have taken the possession.I am planning to move in as soon as they fix the leakages in
Plumbing system.The seepages due to leaks are major concern.To me it seems the plumbers are not used to working with PPR pipes and fittings and construction people at site did not anticipate this.So1ist thing on taking possession should be to start checking this aspect.Because of seepage POP and
Paint work is disturbed and in some cases you shall not be able to put in Almirahs or wardrobes till this all is set right.
The attitude of ‘ye to chalega’ is there but you can coax them to rectify to a good extent.Yes they have not provided quality as was expected and showcased in sample apartment.
Mr Bansal ,do not expect much from Plunge pool.They are having problems of seepage because of plunge pool.Either your flat or the one below shall be affected because of this.

We are in C1 tower. We got registration of our flat done in the second week of February. However we are yet to get the final possession of our flat. We have visited the site twice since February second week; however the flat is still not in a condition to be handed over to us. Even after repeated follow-ups PCL has not given us any dates for the final handover.
Also we have not got the allotment letter for the parking. According to the some of the PCL employees whom we meet on the site, parking will be allotted to us along with the Flat handover on the same day. Not sure how true it is. Can someone suggest!!!
Also during our last visit, to our surprise, the tiles in the living room are of different shades, on questioning I am being told that the difference in the shade is due to different lot and nothing can be done in this regard to rectify the same.
Further, I am being told that this is a common issue in almost all flats as the tiles which have come later are having different shade then the previous lot. Once again not sure how much true it is, however if this is a common problem with most of the flats then what are we planning to do to get this issue addressed appropriately by PCL? Please suggest..

Yes, I agree with Subhash, The people who have booked their apartments in classic are getting 2 star hitachi 1.5 tonne split AC as mentioned in contract, people in luxury apartment are getting 2 tonne split in living/dining area as mentioned in contract and 1 tonne whirlpool AC in bedroom as contract for all buyers mentions only split AC in bedroom and no brand or tonnage is specified in the agreement.Yes this is not as per our understanding as it was always mentioned 1.5 ton Hitachi in bedrooms for all luxury apartment but they did not mention that in agreement. If anyone has different contract, please let the group know about it.Regards

We are on your heels. Took over the possession on 11th July and expect to move in on 1st August.
So far the apartment looks OK (operationally) but then we have been there only for a few hours.
If you are off on Saturday (20th ) afternoon – then maybe we can exchange notes over your cup of tea.
(We usually visit on weekends to get the basic set-up: fans / lights / gas connection / water purifier / wardrobes etc.,)
