Hi all, every time i see a message like this i put my name down in the hope
something might get done.
I bought 2 plots from Hambrook and Greenstock at Sible Heddingham.
Since i have never had any contact, i assume that no lawyers think there is
any chance of getting our money back.
Just my view.

I know I'm a bit late! but I've only just come across this forum. I've
recently moved and once again looked through all the bumpf from H&G and
thought 'do I throw this away at last? I'll just have a look online to see
if there's any chance of doing anything with it'. The thread stopped in May
2008. What happened? Did anyone get any money back?!
The directors Andres Schenker & Claudia Daxelhoffer may have been
disqualified from being directors for 12 years in October 2009 (i.e. a
slight rap on the knuckles) but the court made no mention of PAYING
investors back their money! Also, they now seem to be running a smart
consultancy firm called TRESAG (www.tresag.ch) with Andres listed first, as
founder (er, isn't that the same as being a director?) and Claudia listed
second, then a long list of associates.
Yes, it's 7 years since we bought our plots but I'm still involved in trying
to get money back from Instant Access Properties which was also 7 years ago.
Victims of that scam have an active forum and are working with Spanish
lawyers who are having some success with some cases. If anyone is still out
there and still wants their money back from H&G then please reply.

I think it might be a good idea for all plot-owners to come together
and create a nationwide plot-owners action group. Whether you dealt
with Hayden James, Profitable plots, Hambrook and Greenstock or
whoever we are all in this together and we need to join forces and be
organized if we are to stand any chance of recouping some of this
money we have all lost. Strength in numbers and good administration is
the key and the way forward.
Possible ways forward could be:
1/ Sue the FSA for negligence, they should have regulated the
landbanking companies before they started advertising to us the
consumer, as they are supposed to regulate all banking and they simply
did not do their job and as a consequence we the taxpayer/investor who
funds that dept have suffered huge personal losses and lots of stress.
2/ Track down the directors of all responsible landbanking firms via
the police/ fraud squad and sue.
3/ Sue the government for not regulating the internet and therefore
leaving us consumers very vulnerable to fraud and theft.
4/ Collectively hire a great lawyer or lawyers who believe we deserve
justice and who also believes the government/FSA/OFT is also at fault.
I would like people to comment on this post if they have any further
ideas or would like to expand on what I've said, I am not a person who
knows the law and my comments are based on my own individual
research.
Can we blame anybody but the landbanking companies. Can we really
point a finger at the FSA and the government. This really needs to be
established before we can move forward as a powerful group.
If people leave their names and plot info below this post then this
could be a start as we will have an idea how many people are amongst
us (so far). There will also be plenty of people out there who will
not be aware of this google group so if any one has any ideas on how
to gather more people who are in the same boat as us then be sure to
air your ideas on this forum.
I just had an idea: The land registry has the names of all plot-
owners. Maybe we can get a database through them and mailshot all of
the plotowners, therefore giving them the option to join this action
group, I'm sure most would join.
The more people we get together then the stronger we will be. The main
advantage would be collectively hiring a good lawyer if there was a
case against the FSA/Government.
Lets get the ball rolling!!
best wishes to all plotowners
Simon

Hi Yes all the victims of land banking schemes should join the force but to get automatic right to build on these plots regardless any restrictions instead of complaining about what happened with us.
Kind Regards

How so you propose we do this? It's hard enough finding people who have bought on the same plot.

Hi All
I totaly agree that we should make a force as we are the victims of land banking schemes run by multiple companies due to government negligence.
But also believe that if the government or gov departments have failed to protect public from these companies then we should be now provided with rights to build anything on these plots regardless the green belt fence or other restrictions.
Kind Regards
Preet Kaur

This was the response for the site at Sible Hedingham.
Through the site allocations process, developers or landowners submit sites for us to consider for being allocated for other uses, although in some circumstances the Council will contact landowners. Some developers buy sites without permission, others don’t. That and the value of the land are not a planning consideration for the Council
The land is no longer in a special landscape area, this is no longer a designation that we use – it is of course countryside
It is likely that the document will be reviewed in 5 or so years and therefore you would have another opportunity to put the site forward at the this time for consideration. From: Ade Owoaje <aow...@gmail.com>Sender: plot-...@googlegroups.comDate: Wed, 9 Apr 2014 00:24:03 +0100

All sites considered in the Local Plan have to be deliverable. Given that this site is in possibly 100’s of separate ownerships it would need all those landowners to come together, either as a group or under a developer to make the site deliverable.
As that has not happened the site is not allocated within the draft Local Plan.

Folks, from speaking to the respective councils it is up to the landowners to approach a developer who can take this forward, to be included in councils local plan with a view to develop the land. Unfortunately, I do not reside in England so I am open to suggestions.

Wycombe District Council would like to thank you for your response to the New Local Plan. We have had about 3000 responses. We will have spoken to many of you at the exhibitions we held in July, these were very well attended, with about 1000 people coming along to find out more and ask us questions. We would like to thank everyone who took the time to come along to the exhibitions.
Responding to representations.
We would like to reiterate that all representations will be taken into consideration as we finalise the plan. We will not be responding to individual representations. Now that the consultation has finished, we are working on logging the responses and will then start to summarise by theme and set out our response to the issues raised. This will be published in due course, before the Local Plan is finalised.
Because of the high volume of representations we have received, if you have questions about the plan we would ask you to first look at the information on line to see if your questions can be answered. Further information about what is available on line is given at the end of this email.
Requests to see representations
We have received requests to see the representations we have received. Due to the large number of representations we are currently focussing on logging and summarising them and will be in a position to share representations in due course when we have completed this work.
Question and Answer Sessions.
Due to the large response to the consultation we have organised two question and answer sessions to provide an opportunity to answer some of the many questions you have raised on the Local Plan. These sessions will be on September 7th and September 12th at 7pm in the Council Chamber in the Council Offices.
We will be addressing many of the broad themes emerging from the consultation: housing numbers, the proposed locations of development, the Green Belt review, capacity assessments of sites, the role of the AONB, the provision of infrastructure... We are not holding meetings in specific locations because the proposals in any part of the District need to be understood in the context of the District as a whole, and indeed in the wider Buckinghamshire – and national – context. We will then offer the opportunity for those who attend to ask questions.
Please note these two sessions are ‘repeats’ to give flexibility of dates, and greater capacity. If you attended a briefing at the start of the consultation period, you may not feel the need to attend these briefings as well.
But we ask, please, that you book your place. It is possible that if you turn up on the day without booking, there will be no room left. If we find we have huge demand to attend, we will arrange further sessions.
To book your place, please let Sarah Barfield know, 01494 421502 or email, sarah.b...@wycombe.gov.uk, along with preferred date.
Weekly Bulletin
We circulate a Weekly Bulletin by email to keep people up to date with progress on the local plan, and other planning matters. If you would like to receive the Bulletin (free of charge), again, please contact Sarah Barfield, 01494 421502 or email,sarah.b...@wycombe.gov.uk, and we will add you to the circulation list.
Sustainability Appraisal
The deadline to comment on the Sustainability Appraisal has been extended to 5 September (midnight). Please submit any comments to newloc...@wycombe.gov.uk.

Braintree District Council Publication Draft Local Plan and Sustainability Appraisal/Strategic Environmental Assessment
NOTICE OF REGULATION 19 CONSULTATION
Braintree District Council is publishing its Publication Draft Local Plan under Regulation 19 of the Town and Country Planning (Local Planning) (England) Regulations 2012. The primary role of the document is to set out the required housing delivery growth and other land use requirements for the District, to allocate sites to meet that growth, and to produce policies for the determination of planning applications up to 2033.
A Sustainability Appraisal/Strategic Environmental Assessment (SA/SEA) is also published for consultation.
The Local Plan includes a shared strategic section for North Essex. This is repeated within the Colchester and Tendring Local Plans. If your comments relate to section 1 please only submit them to one of the three authorities, as comments on this section will be combined by the three authorities for the Planning Inspectorate. Comments made on section 2 will need to be sent directly to the authority concerned.
The full document, together with the accompanying Sustainability Appraisal/Strategic Environmental Assessment (SA/SEA) and evidence base, can be found on the Braintree Council’s website at www.braintree.gov.uk/publicationdraftlp and is available to view at the Council’s offices at Causeway House in Braintree and a copy of the Local Plan is available on CD, to library users across the District.
The consultation period runs from 9am Friday 16th June to Friday 28th July at 5pm. Late responses are not able to be accepted.
As part of the consultation, exhibitions are being held across the District. These are drop in sessions which are held from 2pm to 8pm at the following locations;
Please come along to one of the exhibitions where you will have the opportunity to discuss with officers the proposals in the Local Plan. Information on all areas will be available at all sessions.
Consultation responses are strongly encouraged directly into the Councils online consultation system which is available www.braintree.gov.uk/consultLP . If you have received this email you have an account on the consultation system which we would request that you use.
Alternatively, consultation responses must be on a response form and submitted electronically or if necessary a hard copy to the contact details below. Response forms and accompanying guidance notes are available to download from the website or a hard copy can be requested.
Comments received during this consultation will be sent directly to the Planning Inspectorate who will examine the Plan on behalf of the Secretary of State. This means the consultation is more formal and asks some technical questions. We would ask that you read the guidance notes before completing the response form, however if you have any other questions please do not hesitate to contact officers.
