GROUND FLOOR UNIT

Hi Everyone,

 

I am new to this group and this will be my first discussion. I have recently booked a Ground Floor unit in one of the towers through Finlace. I am not even sure about this company(Finlace). I would need some information related to Ground Floor Flats and also about dealing with Finlace.

 

1. The flat size is 1015 Sq Ft. Is anybody holding any Ground Floor unit of this size, if Yes, Can you please share the Floor Plan?

2. I have been issued a Credit Note. Has anybody also got a credit note from Finlace? If Yes, it it a valid or rather a genuine Credit Note?

 

As of now these are the only questions I have.

 

Request the holders of such units to reply back ASAP if possible.

Saurabh, I never meant to hurt your sentiments. I might have been in a same situation as you are right now. I have booked this flat at a very high price and I have also been informed by their Channel Partners that the possession may happen next year. According to them builder has informed that possession will happen by end of this year but to be on safe side Finlace people told me to consider the same as 1 year. Rest, God knows.

Bhupesh, understand your point. Intent of dropping email was to understand if anything is happening at possession front or we all are good to have silence from builder. We must jointly put some pressure on the builder, otherwise nothing will move forward.

Saurabh, you are right we need to do somthing together otherwise we all are waiting for possesion and we all are facing problem because many of us are paying for loan and rent both. we need to create presure on builder. we need to go together at paramount office and take some action.

You are right. We have to plan meeting in weekends. But every one have to come. If they really want to do something against builder. Otherwise it will be total waste. Few months ago, we have tried same activity. We hav't got full support of all guys. This time we have to come together to fight with builder. At last builder is getting full benefits and we are suffering. This is last wake up call.

Hi All,

Just to add on to the delayed possession, I also visited LOGIX BLOSSOM COUNTY. This is again a delayed project. In this project, the builder himself is giving RO Water purifiers along with Wooden Almirah doors to all the apartment holders. I guess if Paramount is not ready to give the possession, all of you should ask the builder for such type of compensation. I mean, this can be one option.

Yesterday I visited the site. After doing an in-depth inspection i found that they aren’t able to provide us possession before a year’s time.

 

I took some pics for open space, club, swimming pool and some flats, will upload the same on FB soon.

Hello,

I went to construction site on last Friday and the person who is sitting in office told me that we can not go inside the building. He told me to get permission from Sec-63 office. I called Sec- 63 and the lady on phone told me that they are not allowing to go inside the premises, they will allow us to go inside only once we get the letter of possession.

I am curious to know , how you manage to go inside the building ?

Also ,  does someone checked with Paramount about this Okhla bird century issue, will this effect the occupancy certificate issue to Paramount ?

Today I have called paramount office about okhla Bird Sanctuary issue. They are saying our project is also impacted. So they need to slow down project. Tomorrow they are sending letters to all flat owners.so now what we have to do resolve this issue. We are in dead lock situation.

I also called them up and they assured that it is not impacted by this
issue. Moreover, sector-137 is good 17km from Bird sanctuary and only
the order refers to locations within 10km from Bird sanctuary. So I
don't think it will affect us.

May I make request not to panic and submit petitions that are not required. Anybody can take a drive from the bird sanctuary gate before the barrage bridge starts and to the project site and observe his car km readings. The site should be a good 15 km plus and outside the NGT order stipulations. Please do not alert the authorities else they make an amendment to the current 10 km stipulation. How does signing a petition can be an issue.   We are not required to submit any details except for our name and email.  May I also remind the forum that its the aerial distance which matters in this case and not the road distance.  Having said that,  whether or not the aerial distance is more then 10 km  is something which I (and most of us) don't have much clarity on.  I reiterate that signing the petition can again help our cause on pressuring the builder for early possession although its totally an individual's prerogative.

You really think that the projet will be in problem. Do you really think the govt will clear the whole jamia aera which is half km away from bir sanctuary or the whole okhla area for that matter or the mayawati monument or area upto sector 18 way beyong that. what are you guys thinking. he 10 km will be a radius. It cant happen. Its in news yeaterday that new guidelines will be made. its not a practicle 10 km radius wont work even for the govt in delhi as well as noida. so relax and 100 people signing peition will not help anybody.
