The new valuations are out. Go to http://www.capetown.gov.za/en/propertyvaluations/Pages/searchthevaluationRoll.aspx to check yours. Use the link to recent sales as you might find some disturbing issues.
There is a house in Florence Ave which is valued as of 31.07.09 at R1250000 and sold six weeks later at R950000. Please check your values.

Remember, if you are a pensioner, qualifying for relief, it does not matter!
We did not include the “Trans Liesbeeck” properties in the Obsid because they would have brought in less income (around R4000 per month) than the cost of servicing the three properties concerned.
The River Club complex - owned by Spoornet was valued in the last valuation at R5.1m. In the new valuation it is valued at some R16m. According to Noseweek March 2010, Grinaker Property Development/Sancino Projects Ltd offered a rental of R3.08m per month based on a valuation of the land around R108m.
If, as we suspect, Grinaker’s offer is a fairer indication of value than the city valuer, we would have been delighted to include this area into the Obsid, providing safety and security into the trans Liesbeeck area, co-operating with the TRUP group and the Friends of the Liesbeesck.
It is so sad to see how decisions made by City Hall distort desirable outcomes.
