Advice wanted: Buying townhouse to occupy and rent

I plan on buying a 3 bedroom townhouse in a nice quiet area to
occupy and rent out the other 2 bedrooms. The asking price is $66900.
The PITI for a 30 yr fixed would be close to $700 if I take a 62000 loan.
The utils per month for 3 people might add another $300 (?) or so.
I would like to rent the two bedrooms for $400 or $450 each including
all utilities so I wouldn't have to chase anyone to pay their share.
Also plan on each bedroom having its own telephone line as well.
I am a first time buyer and would like advice/experience from anyone
out there. We all know what a big step the first time is. I'm also 23.
