Hi Makers,
So it's been a while since we've updated everyone on the spaces that
we've been looking at, but we have been really busy looking at spaces.
Matthew Badeau has been heading up the search and has visited almost
all of the properties mentioned below.

If you want to replicate our search, here is the main search we've
been using: http://bit.ly/sfzrGC

First a short primer, CAM stands for Common Area Maintanence and is
basicallythe price for shared utilities such as power if they aren't
broken upper-unit.

Our main considerations when looking for a space are:
* Easily available parking
* Relatively centrally located
** Preferably in ward kaka`ako area
** Possibly by the airport or Kaimuki
* Reasonable size (500-1000 square feet)
* Reasonable price (almost always below $2000/month)
* 24 hour access
* Around a one-year lease

We've looked at quite a few of the spaces below, but ultimately none
of them were a good fit so we are now going to be using a Realtor to
help us in our search. As well as looking at a few spaces with The Box
Jelly, of which the upstairs of the current Box Jelly looks really
promising, we'll have more details on that soon.

A recent space we looked at is the Gentry Pacific Design Center but at
$1900/month total (900 square ft.) it is a bit pricey. This one is a
possibility. You can view the pictures at: http://imgur.com/a/loLjb

Here were the properties that came up and reasons we didn't go with them:
720 Iwilei
Emailed the guy and he said parking was very limited over here.
There's the Costco parking but they probably tow after hours.

Former Scan Design Center
We checked out two spaces. We found one we liked, although 400 sq ft
is on the small side. The base rent and CAM were too high for the size
of the space. Also, the landlord didn't think we would be a good fit
for the building.

Medical Arts Building
This space is a medical building and HI Capacity isn't a good match
for that building. We emailed the guy about it and have a facts sheet.

King Kalakaua Building Office & Retail For Lease
CAM is too high with this building

Sumida Bldg
This one is new, We haven't emailed the guy about this one. It looks
decent though.

Hansmann Building
There is very little parking here and the CAM and rate is too high. -
We have not seen it though, so this may be a good fit for us

Chang Block
There's no parking in this area, it's Chinatown

Hawaii Times Building
Same as Chang Block, no parking

Dillingham Trade Center
We saw the 500 and 1000 sq/ft spaces here. Unfortunately, it's in
Kalihi. The parking situation is okay but the building is not 24/7. We
can *get* to the 1000 sq/ft space after hours but We're worried our
cars may get towed by the security guard. We're also fearful of a
situation with a new security guard who tows our cars even if we warn
the company that employs the guards that we'll be there.

2265 Hoonee Place
This space was a second story office space with very little parking.
It was near Sand Island, a heavy industrial district.

Mokauea Street Industrial
This one's a warehouse. While it's *kind of* what we're looking for,
we're not really looking for a warehouse-warehouse. More like a loft
space with high ceilings. If it has a garage door, that would be
great. We want the design of a warehouse without being surrounded by
large trucks.

Kingston Realty
The building is near HPU on the edge of Chinatown. There's paid
parking for $10 a day (too much) but the base rent is cheap.

Halawa Valley
We looked at one in Halawa Valley. The base rent and CAM were
incredibly cheap. $1.15 total. They wanted a 3 year lease and
commitment immediately.  It's really far for half of our members and
would not be ideal. Plus the long-term lease is a turn-off.

Check out the Manoa Innovation Center . Not sure if HICapacity would qualify, but it's worth a shot.

Based on this:
http://www.htdc.org/incubation-techcenter-appcriteria.html
Here's why we won't qualify for MIC.
-We can't employ people, we're doing this as a hobby.
-We won't be able to create jobs
-I don't want to sacrifice a member's rights to any technology they
create in the space
