Hi,
we are planning to go for extension in our , In the GBM this decision was approved.
now some residents are opposing that decision.
i need a clarification:

IS THE QUORUM IS SUFFICIENT TO START THE EXPANSION.

OR THE CONSENT OF ALL THE RESIDENTS i.e 150 MEMBERS ARE IN OUR SOCIETY.(150 FLATS )

please advise ASAP

A decision passed in the GBM with majority support is binding on all members of the society.    For light modifications/ extensions/ expansions/ alterations such as balcony covering with glass/ aluminum/plastic sheets, etc. GBM approval is enough.  But for pucca construction with bricks, cement, concrete floor, concrete roof, raising of pillars, etc. one will have to go for structural engineers survey/ recommendations and take approval from concerned authorities (DDA /MCD) before proceeding with constn..
 
GBM approval does not bar any body from expressing their opinion or approaching out side agencies like DDA/ MCD/ ROC or Court.  If any member is so adamant to approach DDA/ ROC/ Court, then these authorities have the right to interfere, stop the work, conduct enquiry.  Generally, these authorities never allow modifications/ expansions. 
 
Problem arises when members forget that they are part of CGHS and brotherhood is the essence of Cooperation.
