we looked at 3 spaces here at 2345 Third Street.
the first
one was 1713 sq feet @ $1.10 per sq foot= $1885 per month. it had a
bunch of sections that could be taken down. it was very bright but not
as bright as the second two spaces. cool and cheap-ish!
second space was 4500 sq feet @ $1.15 per sq foot= $5175 per month. HUGE. too big.
third
space was 3000 square feet@ $1.25 per sq foot=$3750 per month, because
it has air conditioning which everyone knows is not needed in San
Francisco (WTF?). very cool space, our favorite of the 3.
minimum lease is 1 year. sec deposit it two months rent. we might need
to show them that we are an "official co-op" though the agent couldn't
tell me what paperwork we would need to show him to prove that.
water/garbage is $145 a month.
-next door to sfai
-pilates studio in the building, park 2 blocks away, gym with rooftop
pool 2 blocks away
-small outdoor courtyard area with tables and chairs
-friendly vibe in the building (tenants intermingle and are in the
process of starting a coop board or something like that)
-tenants include: advertising agency, digital video school, textiles

i biked from noe valley and took 23rd street over the highway, then
biked down to cesar chavez (to avoid the hills) and back again up 3rd.
it took about 20 minutes. an easier route from the mission would be to
take 16th street down to 3rd.
after checking out the space, i found a supercool abandoned warehouse a
few blocks away. it had awesome acoustics (i couldn't help but sing
showtunes the entire time i was there) and a view of a docked cruise
ship from honolulu through its broken windows. someone needs to buy it
and turn it into a movie theatre. seriously. see pics here:
