as we're indentifying actual spaces we can rent...should we also
figure out how to create a partnership so we can sign a lease?

all landlords, no mater how cool, will wnat either one name/group on the lease.
setting up this partnership will take time.

pitch in here.

Good call Jay. Landlords are super picky about the quality of their
tenents. (by quality they mean ability to pay). Somthing like the gap
is seen as say, a 10...whereas a random uncommited group of people
would be, say a 1. That's the problem I ran into when I was looking
for a space, anyhow.

Best to dress well, show up with a realtor and act like you already own
the place.

Good advice. We had some more discussion with Boris and David Crow at
a BarcampTdot dinner and they've worked out a business model that
could work pretty well for us -- including cost figures and estimates.

David should be posting it soon under CC license for us to draw from.

I do think that we need all our ducks in a row to push this endeavor
forward -- and an appropriate spread of risk needs to be discussed.
I.E. do we have one person on the lease? Many? A non-profit?

I've cc'd David and Boris on this message so hopefully they can share
some details.

Yes I think this is necessary to make this a serious and sustainable effort. Any more detail on the business model?

We would be willing to discuss whether we could use the non-profit we
have set up for BrainJams to serve this purpose. Lots of liability
issues to discuss as well as needing to finalize the community values
and organizing principles, but at least we can have the discussion over
the next couple of months...
