Subject: Pricing for Sevices

Hello Everyone,
I am new to this group and just want to thank everyone for all the great
advice. I am in the process of trying to create a business plan for a 720sf
Coworking space with 10 desks inside of our preexisting Executive Office
center.  I am starting to get to pricing and don't know what all should be
included or what amenities are most important.  Does anyone have any
suggestions or mind sharing pricing sheets?

Our Hot Desking is £80 per month

- Use of laser B&W printer on a 'fair use and dont abuse' policy
- Uncapped access 9-7, mon-fri, which will last until we need to start enforcing our 'fair use and dont abuse policy'
- Uncapped wifi
- Uncapped access to tea, coffee machine, snacks in kitchen
- Registering business mailing address
- Bringing in guests for meetings only
- Use of meeting room on a 'fair use and dont abuse' policy

We'll probably need to add a second tier of hot desking for users who are in here 9-5, Mon-fri, but right now it's not an issue.

Hope that helps. What other services were you planning on offering?

Hi James: speaking as both, from a member's perspective and as a researcher on the subject, I can say that, for Hotdesk/fixed desk, but not lockable office arrangements, what I've seen here in the Northeastern. US is:

Multi-tiered plans, based on deskn& meeting room usage
Infrastructure included (mailing address, wi-Fi, color laser/fax/scan, coffee, tea & water, conference facilities
Printing, btw, is generally subject to a fair use policy
Basic plans generally allow for 4 -5 days use of hotdesking (based on availability) and 2-4 hrs/mo Conf rm space.  Access under the basic plan is generally limited to 8-5 M-F.  Plans generally run close to, but under $100.  For, say, $150, a member gets roughly twice the HD and Conf rm time.  For around $200, there's generally an unlimitedc24x7 plan that includes up to 10 hrs of Conf rm time, with fixed desks ranging in the $225-250 range.

As stated, it's what I've observed in my experience as a member.  I'm sure others here will have their own thoughts.
