Business plan and forecasts

Hi,

with the risk of taking it to scientific but mainly to get an idea
about when we'd land in the black numbers could you share any
forcasted and real growth numbers of (depending on your model)
memberships, day passes, lite memberships, full memberships.

Is there any way to come to an estimate in monthly growth in either of
those membership types?

Based on what I've read and on rule of thumb I'm now assuming:

- # memberships grow quit fast after 'launch' and returns to a steady
growth (how big??) after say 3/4 months.
- Day passes will start to sell later after launch and will have
similar growth as members
- Lite memberships will have a nice growth from the beginning but will
even out to ??? after ??? months
- Full memberships will be a very smal number in the beginning (<3 or
5) and will grow very slow

Who has kept track of these numbers, growth rates, etc. also taking
into account turnover (how big is turnover ??)

Still at the very last moment to close deal with landlord(a Joint venture with them 50/50), we are now asked by the boss of the landlord about more " precise" business plan and more importantly, the sale forcasts!!!  
 
Rick from CocoVivo mentioned coworking is a lifestyle business, cannot be run to make money. I am afraid we are not able to tell our investors about this. I agreed more what Alex of Indyhall claimed as " Not Only for Profit" business. So apparently we still need to work on the sale forcasts to keep our investors interested. 
 
Very very keen to learn other's opinions on their growth rate, sales figures per segments, and the annual turnovers.

We're 2.5 years in and still don't have a firm handle on growth. Spring and fall have tended to be better growth times for us. June, July and August have tended to be pretty flat, as is January and February. Recessions are bad for growth (shocking, I know).

I wish I could give you more precise numbers...I wish I had more precise numbers...but they just aren't being cooperative and showing me nice neat trends.

David, I have studied your biz plan posted here quite thoroughly, cannot believe that even YOU are able to give me the numbers ..LOL...
