Hey Guys.

I know some of you have opinions on the new space and I know
Fredda is all ears, so lets get the collaboration going. If you're
interested in the new space, please take a moment to answer the
following questions:

What are the perks you'd want if you paid for a co-working space?

Do you need a meeting room for clients?

What sort of hours (in a perfect world) would you want the space open?

Describe your perfect space .. what does the space need for you to
put down your $$?

Thank you Gregg!

Yes guys, I would like to have as much feedback as possible. Remember,
CoLab is for you...it has to work for you.

I talked to Gregg and this is what we have thought about pricing:

$250 Full day- that is Monday to Friday 8 am to 8 pm
$175 Part time- that is 3 days a week.
$25 for one day users.

How that sounds to you?

We already have a conference room. I think it would be nice to have it
there for meetings, presentations or conference calls.

I am all ears! Let me know what you think!

Is that the $250/$175 per month?

Thank you,
John

Those rates sound more than fair to me. Any idea how many full/part
time folks would be needed to make it viable?

I'm intrigued by the concept, and would like to support it, but I'd
probably have to test drive the one-day model to see if it's a good
fit for me. Wondering how many others might be like that.

Guys,

What's the parking situation like at CoLab?  I want to estimate that cost in my budget.

Thank you,

Count me in for the $25/month, if only to support the cause. That's
about how often I'm in Orlando these days.

Best,

Alex

You can park on the street or in public/paid parking lots in the area. There are tons around. We could also make an available/exclusive spot for you in a private parking lot for $50 per month.

I discussed the same idea/concern with Gregg and he thinks that the there is
plenty space for everyone.

Remember, no many people can be here full time and even if they are
full-time members, no all of them would be here at the same time everyday.

Have you been here? If you want come see it, and then you can tell me what
you think?

To try it is a one-day member is more than fair...I am sure you are going to
enjoy it.

I am here mostly in the mornings. Let me know when you want to stop by.

Nope, haven't seen it but have heard good things from folks at
likemind and blogorlando, etc.

I'll let you know when I have a morning to take a quick look.

For whatever its worth, I was talking about a lot of this with Alex
Hillman this past weekend. Their part time memberships (specifically
their one day a month membership) are by far their most popular
options. He mentioned that when they were first getting going it was
what allowed them to get the space -- they were signing folks up for
$25 a month for six months at a time.

Indy Hall is just now looking to expand, but they've been really
successful, so, it's a good problem for them to be faced with ;)

Best,

Alex

Alex, that's actually a really good point, and I'd consider doing it
that way to help get things rolling.

Also, is there some expectation that there might be people from out of
town who would be looking for coworking space for a day or two?

Yes, you are right. That is why I am not concern so much about full-timers
being here all the time. I think part time and one day memberships will more
popular.

We also have suites available; I think that people who really want to be
here all day everyday may end up just renting one full space.

Sure, I thought about that too.

Gregg told me to keep it simple for now. I think once we start seeing a
trend, we can develop more plans.

For now, if you will be here for one or two days, you can pay $50- $25 each
day.

Or you can pay the $175 and have more freedom.

Discounts on parking would be the only perk I can think of.

Yes.

I would need access 8am - 8pm. If I need to work later than 8pm, then
I should probably go home. I have a family and all.

> Describe your perfect space .. what does the space need for you

Basically it needs to beat my home office:

* Downtown address. (Check ✔)
* Climate controlled. If its hot, I'm probably not going to renew.
* Fax Machine
* Quality Printer, that is easy to configure on my mac. Preferably
LaserJet or higher.
* Basic office stuff... highlighters, scissors, tape, mailing
supplies, etc. This could even be a community thing, but when you need
some of this stuff, there would be no convenient way to go get it
downtown.
* Solid 802.11n Wireless internet. Plenty of coverage. Backed by a
connection capable of supporting 15mb/s or higher for each person
connected.
* 24 hr access would be nice, but not necessary. 8am - 8pm would be
fine for me. (See above).
* Conference room, with an easy way to schedule it electronically. I
don't want to see a sign in sheet taped to a glass door.
* Nice waiting room for clients with current magazines, smart people
actually want to read.
* Impressive Conference room. It should look like I'm spending more
money than I am, so I can get them to spend more money than they want.
* Fresh Brewed Iced Tea.
* Community fridge to keep drinks in. NO FOOD OR SMELLY LEFTOVERS.
* No Microwave. The office shouldn't stink like the afore mentioned
leftovers either.

Okay, so some of that may be a little pie in the sky, but that sums it
up for me, I think.

What do the prices look like on those? Are they furnished? Can you
brand the office (i.e. sign on the door)? Would we still get to use
all the other features of the CoLab or is it a separate thing? Can you
fit a small team in them? What's the square footage?

Would you get an assigned desk? How do you know as a full timer that
you'd always be guarateed a spot? Could I leave stuff on the desk, or
do I have to clear out each night?

> $175 Part time- that is 3 days a week.

How would this be tracked? How would I know that I'd always have a
spot on the day I come in? Does it have to be the same three days a
week? Can I roll the days over? Let's say, if I was out of town that
week, could I go more the next week to make up the time?

> $25 for one day users.

Sounds reasonable, but still more expensive then hitting a coffee
house, especially once you factor in parking and the fact that $25
does not get you lunch. (Playing devil's advocate here. I'm more
interested in using the space more then one day a month anyway).

Hi Eric,

I will discuss all your concerns and ideas with the people involved in the
committee and also with the owner.

As for suites, we have different sizes and different prices.

We have some furnished suites (2) and that runs from $800 for a 12 months
lease or $825 for a 6 months lease. Yes you can fit a small team there.

Unfurnished suites start at $600 to $925- this includes the space, utilities
and Internet.

The size and dimensions of the suites varies. Have you been here? Why don't
you come and show you all around. I think you are going to love it!

Yes, the co working space is also included as it is the use of the
conference room.

In order, to have a scheduling system that is electronic, we will need one
of you (the community) to collaborate and help us put that together; I know
that is a great idea but it cost money so, it will be great whoever can
offer to work on that.

Let me know if you want to schedule a meeting to discuss all your ideas and
to give you a tour.

Thanks!

Fredda

If you guys (colab) aren't already hanging around on the global
coworking list, might want to check into it. I'm pretty sure
scheduling systems have already been addressed and are likely open
sourced. An assumption, but, a likely one ;)
