由于手续和各种规定复杂,cookcount的foreclosure一般要take2年时间才上市。是全国最慢的。外州一般要1年就可以。现在市面上大多数FC 都是2010年的。cook的Evacuate process至少要8周,也是比较慢的。
在Pheonix和Miami, foreclosure很多最后变成rental property。因为那里的房子更新,更desirable。芝加哥这边的FC比较老,less desirable.
cook在努力减少FC,和银行合作,通过鼓励原owner能rent回来他们自己的房子。最终rent to own。
As a result 很多condo正在变成apartment.
特别提到从中国来的International buyer,喜欢买downtown的high rise。
