it's a strategic decision, take a cheap place and put more money in to fix it or the other way around. if we take a place that needs work we should do it right away in one go and not over time.

I agree that we should 'wham bam' fix it up if we go with it. Another suggestion I have is that we strongly consider what work we will do ourselves since I know from owning my townhome that it is pretty inexpensive to get quality house work done here (particularly bathrooms). Although, some supervision seems to help.

i don"t mind doing things myself, i do that in my house too, problem is it usually takes multiples of the timespan compared to paying someone which can be critical in a place like that.

I am hoping that if we have a real place with real numbers we can agree on a real plan and then people can really get behind it. We already have pretty strong parts of a workable plan actually. It is actually more about commitment at this point.

I think that painting, decorating and general cleaning can be a good exercise by the group but not bathroom plumbing and tile work unless there is someone experienced and has the time to just get it done in a few days or a week tops. You just go to any construction site and you can get people to do this work on the side for pretty cheap. Coordinating the workers and supervising them is the most difficult part of that process. However, since we have some members that don't work 9-5 I think we don't have to worry about that.
If the first Hackerspace event is a "Hack the Hackerspace" weekend.
You get people to bring food & beer and have well coordinated work party (that is, you have a plan--but allow for people to innovate, team leaders that take responsibility for potions of the project / areas of the building, etc.), you could have a very fun, productive weekend cleaning / painting / fixing up the place.
Have everybody bring food & drink to donate--and tools, paint brushes and then have them pay X000 baht to join as "foundation" members with a special deal / rights. That way you can finance the renovations, get them done, people have fun and get status for their effort.
