Conveniently located near downtown Austin, Texas in the 78723 zip code.
This home was meticulously remodeled practically from the ground up and has
many upgrades found only in newer homes. The home has Wilsonart wood
flooring, carpet and tile throughout, beautiful custom made wood interior
doors and lots of wood trim including crown moldings and smooth ceilings.
The home has two full baths, brand new remodeled kitchen with high end
stainless appliances and Silestone solid countertops, light cherry cabinets
and glass block window. Home has two dining areas and three living spaces,
one including a gas log fireplace and Velux skylight and is adjacent to a
wonderful sunroom entrance. In the back yard you will find a beautiful in
ground pool that is solar heated, has a fountain and multi colored fiber
optic lighting. Home has just been re roofed with Elk shingles and ridge
vents. Fully landscaped corner lot with automatic sprinklers. One of the
nicest homes in the neighborhood and must be seen to appreciate.

Actually, the house measures 2241 actual Sq Ft..Not exactly small ...The
pictures only show half the rooms, not enough web space to put pics of
everything..
As for the wall paper it looks much better in person than in photos. Goes
perfect with the natural wood. You really have to see it in person to
appriciate it..You probably won't find a house of it's age in it's
condition, specially for the price. Everything from the plumbing to the
HVAC has been upgraded, and not a cheapy job for resale like most houses you
see for sale. This house was remodeled to live in, not to resell..Even the
roof has been done in some of the most expensive sculptured shingles..
Upgrades for example:
Total renovation done 6-7 years ago
New Lennox Innovator Series two speed AC and matching gas furnace in Oct 96
(multi room temp sensing)
Doors and window sills redone in natural wood, with custom wood shutters
installed in formal living/dining room. Note also, the acoustic ceilings
have been removed and now smooth like in new homes, and crown molding in
most rooms..(note: converted garage/gameroom still has acoustic ceiling)
Nice ceiling fans in most rooms (nine total plus one outside)
Velux skylight in den and suntunnel in main bath.
Gas log fireplace in den with deluxe gas logs with pilot light ignition.
Flash tankless gas water heater, heats water as you need it. You can't run
out of hot water like with a standard heater. Plus your not storing hot
water when you don't need it. This isn't the cheap one you see at Lowes and
Home Depot..This is a BIG one that can handle multiple showers at the same
time, also has a remote temp control in the laundry room so you can adjust
the water temp to your needs from 100 to 167 degrees.
Built in surround sound speakers in Den and gameroom
three entrances feauture metal doors with dual pane windows and the front
door is solid mahogany with large leaded glass window. (home has four entry
doors)
R-25 attic insulation installed, Solar screens, and magnetic storm windows
DSC power832 monitored security system
Laundry room features built in front loading heavy duty full size washer and
matching dryer with Corian countertop installed over them.(easily removed to
install conventional machines but why would you want to)
Kitchen was totally renovated this spring, completely changing the original
configuration. New cabinets, Silestone countertop with undermount stainless
sink, nice appliances (Stainless/Black) glass block window installed behind
stove and four levels of lighting. Appliances include:
Frigidaire Gallery Professional Series stainless SXS with built in water/ice
(water fed from Reverse osmosis water system mounted at sink)
Kitchenaid Superba stainless electric range with ceran cooktop, halogen
burner, self cleaning convection oven with touch controls.
Frigidaire touch control dish washer (very quiet)
GE over range microwave/venthood
(dishwasher and microwave less than a month old)
Pool is less than five years old and carries a lifetime warrenty on the
shell. Pool also features computer controlled Solar heater system and multi
colored fiber optic lighting. Color wheel can be turned off to lock on a
specific color if wanted, also has a three foot water fall with seperate
pump. One really unique feature of the pool is that it has two shallow ends
and deep in the center with steps on both ends so during large parties,
people are not all huddled at one end. Also in the back yard is an air
conditioned shed/workshop.
Fully landscaped with automatic sprinklers.
I could go on....This house is immaculate and needs nothing..Spotlessly
clean, well kept and cared for.
Decorate to your own specifications, but at least you won't have to fix or
replace anything..Home will also be sold with a home warrenty..

Likely story, but I'm not buying it. There's no such thing as 'not enough
web space'.
I'll bet the rest of the house looks like Jeffery Dahmers kitchen.

Ya know something John? It's pretty obvious that you have something to hide
in those 'secret' unseen rooms.
Got any flat black rooms with pentagrams drawn in human blood on the floors?
Bags full of heads?
Cages full of African love slaves, bound and gagged awaiting their masters
call?
Perhaps a crazy aunt, glazed eyes, drooling and chained to her headboard?
The Lindberg baby? Jimmy Hoffa in a glass case?
The Elephant Man's remains?

There's stuff you ain't telling us 'John', (like that's even your real
name).
Well mister smarty pants, there are some pretty slick guys on this group
that could decipher your email address in a heartbeat and discover the REAL
address of that home you're supposedly selling.

How would you feel then? What if someone like Mapi was to suddenly appear at
your front door?
A headless Barbie doll in one hand, and a bottle of DIF wallpaper remover in
the other!
Farmer bob ravishing your crazy aunt, while Brooks checks to make sure all
your pets are up to date on their proper shots?

Life would sure be a living hell then, huh John???!!!!!

i doubt it. you havent shown yourself to be a name-inserting asshole like
some of the other people on here. i actually did enjoy reading your poasts.
unfortunatly, some of the psychotic trolls (no, im serious. some of them are
literally insane) ruined it for me with the harassment and libel, so i left.

Hmmm......so I guess I'm to assume that Canasta and hors d'oeuvres with the
wives is no longer a 'go' then?
Tis' a pity.
