Please Ed, do not anticipate these problems.  We will all be open to all.  Nobody can really negotiate alone.  The way I see it, you can be the point man. We do not need to over-think this.  Let us just do it.

Are we going to share the emails and decide or each of us will make our own deal?  It is going to be a Free-For-All and nothing but problems will come up if we do not share and address all the inquiries using the Majority Decision and have one family decision.
 
Like I said, I am avoiding a free-for-all environment and the agents and buyers can pit us against each other and use any statements from each of us, and force us to accept the fire-sale price (because they relied on each statements, warranties and guarantees-- so please be careful).
 
Instead of spending so much time disagreeing and arguing, let work on the coordinated plan of action. Let start with these items.
 
- family member that will be the spokesman
- sales referral fee
- sales commission fee (listing and buyers' real estate agents)
- documents and information to release
- allowances to buyers
- warranties and guaranties, assertions, statements to inquirers.
- authorize to deal with the real estate agents and buyers (to give the ppty. tour and documents).

First of all, Kuyang Teroy is still weak from the heart by-pass operation and he is already in his 70s or 80s.  This was the big reason why I replaced Kuyang Teroy  because of the liability on his failing health.  During the court hearings, Kuyant Teroy was affected by the travel, very hot and humid weather (in an enclosed court room). 
 
Later, I was advised that Kuyang Teroy was taken to the emergency room because he was suffering from the court hearing appearance.  They told me that the doctor advised against the stress from travel, and very uncomfortable weather and being in a packed-enclosed rooms. 
 
I was afraid then that they will send me the emergency room charges to pay.
 
I do not want our family to be responsible if he suffers a heart attack while doing the stuff for you.  But in reality, your action is ultimately our family's action.  And, our family can be held responsible for Kuyang Teroy's bad heath or death. 
 
It will cost us millions of pesos if something would happen to Kuyang Teroy.  You and Elma are doctors and both of you should know the high risk that we are taking to have Kuyang Teroy involved and stressed out. 
 
It is almost predictable on the bad things that can happen to Kuyang Teroy, and we might as well give Kuyang Teroy one of the San Beda Subd. properties (because of the high probability that he will suffer or die, or then the family can sue us for his failing health or death).
 
Kuya ..... Huwag mo kaming isubog (compromise) na naman.  
 
All we want.....is for us to come up with a coordinated plan.  Putting up the "for sale" sign is not the problem.  It is what to do with all the inquiries and the coordinated final decision process (to avoid being pitted against each other by the agents and buyers and force us to accept their fire sale offer because of their lawsuits against us for relying on each agreement).  And, the high risk on the health and future of Kuyang Teroy. 
 
So, please work with us.

But, we need a coordinated plan on how to reply to the inquiries.  I am trying very hard to avoid the pitfall of separately or individually replying to every inquiry and the buyers or real estate agents will get confused or use each of us (negotiations) against each other to force us to accept their fire-sale purchase price.
 
I am trying very hard to be civil and cooperative.  And so please stop forcing us and ramming it down our throats.  I can only take so much of this garbage. 
 
I am very concern that we are again leading to disaster.  Please read my other email on - how to pay the heirs on the lower selling price.

I am trying very hard to accommodate and satisfy each of you requirements on the disposition of the Philippine properties.  Please let us coordinate our actions and not have surprises like this because it only brings resentment and distrust.
 
More on Kuyang Teroy.........
Up to this time, Kuyang Teroy has been telling people that Mama sweet talked Tatang and Ate Lorenza to get most of the Abad Pambuan and San Anton properties.  They resented Mama.
 
(In Nueva Ecija, Kuyang Teroy had a hidden agenda and created issues that made it difficult for us and were not to the best interest of our family.  When I wanted to change lawyers, Kuyang Teroy and Eric Abad resigned as the court atty-in-fact for us.  And, Kuyang Teroy even encouraged Atty. Marrack to immediately terminate the legal engagement, leaving us without legal representation. Kuyang Teroy prevented Junior to deliver my letter to Atty. Marrack.  I had to scramble to get another lawyer to replace Atty. Marrack and save us from losing the Cuyacot court case.)
 
Record Change of Ownership of St. Anthony Heights Subd.    I am very concern that you will instruct Kuyang Teroy to sell the properties and you do not have the sole ownership of the St. Anthony Heights Subd.    Kuya, please do not force me to go to the lawyer and demand the release of the documents.
 
Expense to Authenticate the Certified True Copies.  Please let us know how much to have the certified true copies made (4 copies for the heirs and 2 copies for recording = 6 copies) and have the Philippine Consulate authenticate the documents.
