Isn't the internet grand? Chuck CLAIMS that his (wife's) Chino home is
worth (SNORT) at least ONE MILLION DOLLARS. Well, a simple looking

Certainly $750,000 is no chump change either.

So he says 1,000,000 and it might be 750k tkats 33% higher than the
house listed.

So if he says over 500,000 for the house beside the playground then
that would equate to 375,000, which is certainly a little high for that
house. To be honest it proably just around 300-325.

There are NO $300K houses in CA metro areas right now. Massive, massive
price bubble. A 75 year old dump next to the city dump is worth $500K.

No. It has everything to do with 0% down interest only ARMs. Incomes are
flat. They are putting people with $50K to $75K incomes in these places.
They cannot afford them and rely on appreciation alone.

There was a housing bubble and crash in Florida in the 20s.
A housing bubble was associated with the stock bubble in Japan in the 80s.
House prices in NYC boomed and dropped following the stock boom of the mid
80s.
We've had a recent stock bubble, 40 year low interest rates for a few years,
PLUS the introduction of creative mortgages--so prices have been driven
through the roof.
House prices in England, Australia, etc. have already gone way way up and
are now heading down.

Then, by all means sell...Do a sale and lease back, JUST DON'T SELLER
FINANCE ANY PART OF THE DEAL.

Real estate prices in SoCal are insane, and unless you are too, GET OUT
NOW.

First of all as an active buyer we looked at many houses (used and new)
in Las Vegas and Henderson over the past 5 years. Except for a few
areas, the homes at SC Anthem and other Antmem areas bring a premium
price over these other areas. There is a temporary Buyers market at SC
Anthem due to "Investor" Homes - those that bought expecting the market
to continue double digit price increase every few months. Many
investors at escrow time had houses that were now selling for 20 -40 %
higher than their price. Looked like easy money and more and more
investors got into it and got caught in the Del Webb price reduction.

So you can argue all you want about the value of your property. Some of
us even take shots at you about your estimate values. Of course you are
biased in your opinion and we are also biased in our opinion.

But there is no way that your house is worth more than a comaprable SC
Anthem house of the same size. It's just not true.

And to say one of your neighbors sold at 490K. We'll it must have been
a bigger house with more amenities that yours. Give us the address,
which of course you won't.

Now I tried to keep my response civil. Doubt that you can do the same.

Don, the house immediately next door to us, which is about 500 square feet
larger than ours, just went on the market for $699,000. I don't know what it
will ultimately sell for, but it does tell me that our own recent appraisal
of $550,000 by a realtor is realistic.

There are still some investor owned house for sale. A Madison with
Casita, exactly like ours is asking about $489K. I hope they get it.
Ours was priced at $395K and because it was totally complete qualified
for $30,000 in builder incentives bring it down to 365K. At our escrow
we saw the original investors price and he had agreed to pay 461K
before he walked away. His price was somewhat lower than the full list
price before Del Webb cut them by about 25-30%

The homes we looked at in SCA appeared to be well built. We
loved the ones with a Casita. However, we bought in a
different area than SCA. Conservatively speaking, our 2002
home purchase has about doubled, based upon listings and
sales in our own neighborhood. Like SCA, there are folks
who did buy during the speculation craze, and they usually
got burned. Now, our own neighborhood has a fairly
reasonable 90-120 day turnover and the prices are inching
upward again.

shortage of housing but the ownership affordability index is crashing

That was a QUOTE from Greenspan said 3 years prior to the book's
publication. Greenspan called the dot com bubble in '96-'97 but didn't act
to correct it. The book came out in 2000 just as the market peaked.

The only people who should worry are those who are flipping houses,
"investing" in 2nd homes, cashing out equity at current appraised prices or
buying on an IO ARM. Per the azcentral/Wall St. Journal article above:

"In California, where home-price growth has been sizzling, interest-only
loans accounted for 61 percent of the mortgages taken out to buy homes in
the first two months of this year, up from 47.1 percent in 2004 and less
than 2 percent in 2002, according to an analysis prepared for The Wall
Street Journal by San Francisco researchers LoanPerformance, a unit of First
American Corp. Just 18 percent of California households can afford to buy a
median-price house using a conventional 30-year fixed-rate mortgage,
according to a report issued this month by the California Association of
Realtors."

To me it's time to sell.

at Seven Hills and saw some fantastic properties there.

few months preceeding the drop. Most of the increase was from March
thru September. Del Webb dropped prices before they closed and they
were offerred the lower price as long as they agreed not to sell for
one year and if they did sell they had to pay Del Webb the profit.

of the best quality. So your house and David's and Big Mikey's are

than everyone else's even though he cannot pay the taxes (SNORT). Too

Since it is smaller than both of ours you are probably right. I just
tried to put a value on theirs based on location, amenities, and square
footage. Of course it's hard to compare their location down in low
lands to the spectacular hills of Anthem. But theirs is probably a
decent entry level bungalow.

Tons of investors that f*cked up CA, AZ and Las Vegas are moving in
like vultures. It's gotten so bad that most new home builders only
sell 3 houses to one person and some (KB) don't sell to investors in
ANY state.

royally screwed out here. They got killed in Vegas and if things
persist the way they are out here it will be the same old song. Too
bad that these jerks are making it harder for first time home buyers
that are natives. I am glad to see that some builders are not

There are *plenty* of people with average incomes (average ~$55K) buying
$500K houses in my area. They generally have help from family who cashed out
equity on equally inflated homes, and/or use interest-only loans. As one
divorced single-income colleague told me "No one expects to pay off their
mortgage anymore"! They are, in a real sense, renting from the bank instead
of a landlord. But, there are no first-time buyers who can support the
market when they try to sell, let alone get the 10%-25% annual increases
they expect. Payments (with IO ARMs) have reached peak affordability and
California is a market of musical chairs between speculative current owners.

CA cities are now rated as having the greatest chance of decline by PMI
(mortgage insurance company):

Warren Buffet (the hugely successful value investor) thinks the market will
tank and just sold a house in S. Cal because the land is now going for

My colleagues are split between "catch the leaving train," "the market will
flatten out" and "this is nuts and it will end badly." One colleague is a
former real estate agent said she worked the field during the 1991 meltdown.
Her instinct was that it would end badly--but she keeps quiet around those
who just bought. When a 50 year old 2 bedroom 800 square foot crackerbox in
a neighborhood where there are bars on all the windows sells for $600K, as
they are, my guess is it'll end badly.

I think that it will end badly in CA. I just bought a new house today
in fact. Now they are saying that it will be finished in October. I
just hope that it doesn't get ugly out here like I think it will in CA.
It is beginning to look like CA in that houses are inflated but it's
not past the obsurdity point yet.

That is true. But if I can squeeze out 3-5% increases in value each
year that would be nice. That is what houses were doing in Albuquerque

I've always found that FICO statement interesting, Don.

My understanding is that the highest maximum FICO score is 850.

Well, that attack is precisely why I thought you asked. It's your long-term
MO. It is, however, a logical fallacy and irrelevant to my argument. A big
part of my job involves analysis (per my e-mail address), and I often argue
points that may or may not be relevant to my own situation. I prefer to be
opaque even if that costs credibility with those who prefer personal attacks
over examining facts in isolation.

I knew NOTHING about the supposed bubble just 6 months ago--and started
reading about it because of radical short-term increases in a couple places
I used to live. But, people I know who logically should not have been able
to buy THEN are NOW able to buy.

In any particular case there are a million reasons to buy, sell, hold or
rent, none of which relate to general advice. The only thing I'd strongly
argue against right now is to buy. Hold, sell or rent makes far far more
sense than buying in 2005 after the historically unprecedented run-up.

To tell the truth I make $17,654.82 per year splitting my time between
In-N-Out burger and driving a water taxi in Laughlin. I rent a basement
studio apartment in Oakland and aspire someday, somehow, to get a 1 bedroom
with a parking lot view. In Laughlin I sleep in a van down by the river and
subsidize my income by collecting dropped pocket change. Me and my cousin
and 8 kids are barely getting by.

News out today, the head cheerleader for real estate now calls national
prices a problem:

"Fifteen percent price appreciation is too much, even for me," David Lereah,
chief economist at the National Association of Realtors, told CNBC's
"Morning Call." "The real estate market is taking on a life of its own right
now and we need to get a handle on it."
