Do you file a Owner Maintenance log whenever you check up on one of your
own caches, or only when you actually repair or replace something? What
does everyone think?

I do. It lets cachers know that the cache is in good order. Some of mine
require a pretty strenuous hike and so don't get found often. I can
understand folk thinking that they might be out of service if they haven't
been found for a year or two, and no one would want to do the hike for
nothing.
