Commercial Build-Out contract question

Hello -

I am starting a business and will be doing a renovation on leased
premises. I am wondering what kinds of contract clauses are useful,
for example what kinds of clauses would provide remedies if the
contractor doesn't show up and the project gets delays.

Any other suggestions would be great too.
