Description:   ELECTRICAL CONSTRUCTION PROJECT MANAGER

 JOB DESCRIPTION:

 -Review all contract documents including plans, specifications, schedule, and estimate before the job turnover meeting.

 -Review project documents to ascertain what team members activities will be.

 -Prepare computerized original budget and schedule of values. Submit to senior management for review and approval.

 -Begin master list and master log process with approved files and maintain as required.

 -Obtain all required permits.

 -Prepare jobsite labor manual for Superintendent/Foreman showing how budgets are derived.

 -Review the project schedule and update with information, actual start  dates, actual finish dates and any other pertinent scheduling  information.

 -Order and transmit to the field all information including drawings or  sketches, budget information, added material and scopes of work.

 -Insure that all team members exhibit and promote a positive mental attitude and high morale during the entire project.

 -Assist in preparation of monthly billings when necessary.

 -Insure that change order rates and mark-ups are consistent with the contract documents.

 -Maintain proactive communication with team members while maintaining the chain of command.

 -Insure that all files are kept in accordance with revised company policies.

 -Assign change order numbers to all cost issues and track to conclusion  of job. Assist in any take-off and pricing and input all change orders  into computerized estimating format in a timely manner.

 -Review all pricing issues with senior management before submission to client.

 -Insure that all change orders are budgeted using computerized formats and submit budget to the Acct. Dept.

 -Order all applicable change order material in a timely manner by major  purchase order revisions. Track material until delivered to jobsite.

 -Maintain record sets of contract drawings and specifications.

 -Maintain logs and update as required.

 -Work with Superintendent to develop the schedule.

 -Input scheduling information into logs, percent completes, actual  starts, actual finishes and any other pertinent info as required.

 -Coordinate material deliveries with the schedule.

 -Analysis of all change orders for scheduling impacts prior to completion of pricing.

 -Run the 3-week look ahead schedule for the Field Super.

 -Plot and distribute schedule updates to all applicable parties in a timely manner.

 -Monitor the schedule for any slippage and notify senior management immediately.

 REQUIREMENTS:

 -
 Must have the ability to communicate, solve problems and be a team player.

 -Must understand, manage, communicate and integrate construction data with construction objectives.

 -Organize, estimate, manage, schedule and interpret objectives and requirements to a project organization.

 -Willing to act as a manager, estimator, scheduler, purchaser, trainer and developer of future talent.

 -Must have 5+ years of field electrical construction experience.

 -BS in Electrical Engineering or Construction Management.

 -Strong computer skills.
