Englewood Ave. development on the Brookline/Brighton line

We are looking for Brookline and Brighton residents (or landlords) who feel they would be affected by a 4-story (+ mechanicals on the roof), 20-unit apartment building proposed to be built in the parking lot on Englewood Ave. near Lanark Rd. in Brookline (but right on the border with Brighton).

If you know of anyone who might be aggrieved or concerned by this project, please forward this email to them.

The starkly contemporary building, inconsistent with Englewood Avenue, would have an underground garage and surface parking totaling 81 spaces.  A portion of those parking spaces, as well as trash storage and recycling room, would be SHARED with the existing large medical office building at 1842 Beacon St., Brookline.

The project would cause a major, irreversible loss of neighborhood trees, damage views and impair access of light to residential abutters (who are very close), increase congestion, and cause problems with trash removal from a large condo building at 1856 Beacon Street (the result would be that trash would have to be picked-up right from the busy pedestrian sidewalk on beautiful Beacon Street).

This development requires relief from the Brookline Zoning Board of Appeal -- because the current parking lot, where the new building would be built, is presently a part of the parcel that includes the 1842 Beacon St. office building, and the developer needs permission to subdivide that parcel into two separate properties (which would then make the office building property non-compliant with zoning).

An ad-hoc group called “Neighbors of 1842 Beacon Street” (just for the purpose of dealing with this development) was formed, and is searching for additional individuals who share concerns about this project.

Time is of the essence.  Comment letters to the Planning Board are due by January 26.
